About this file
This document contains Project Specifications for the Ridgeview Restoration project (Project #11D0019) by the City and County of Broomfield (CCOB), providing detailed guidelines for contractors regarding site access, materials staging, construction limits, permitting, and site restoration. The project involves restoration work on an open space area, with specific access points from Quartz Drive and staging locations on Iris Street and Hemlock Way. Contractors must utilize existing trail corridors, specifically crusher fine paths, and are required to exercise caution due to ongoing bicycle and pedestrian traffic.
Key project requirements include strict adherence to construction limits, immediate repair of any trail damage, and complete site restoration to pre-construction condition or better. CCOB will assist the contractor in obtaining a Public/Private Improvement Permit at no cost, and there are specific guidelines for equipment access, on-street parking, and staging areas. The specifications emphasize minimizing disturbance to the open space, maintaining trailhead parking, and ensuring all construction activities are confined to designated areas with careful management of equipment movement and potential trail impacts.

PROJECT SPECIFICATIONS - 11D0019 Ridgeview Restoration
The following additional project information and project specifications are presented in addition to the Project Plans, General Conditions, City & County of Broomfield Standards & Specifications, and other bid documents.
1. Site Access Contractors should make note of the limited Site Access. Access for equipment to the northern area of the site is available from Quartz Drive (39°56'07.6"N 105°05'18.9"W).
Bringing equipment in and out of the site will require caution and the use of flaggers to mitigate risks to trail users, as the access routes will remain open to bicyclists and pedestrians, etc. Equipment accessing the site must utilize the existing Trail Corridors, restricting equipment to the crusher fine paths. Any damage, including but not limited to, ruts caused by equipment, to the crusher fine paths must be repaired immediately.
2. Materials and Equipment Staging
Contractor may use on-street parking for staging of equipment and materials on Iris Street, where the right of way abuts CCOB Open Space property (39°56'07.6"N 105°05'18.9"W). On-street staging of materials, equipment, and staff parking will also be made available on Hemlock Way, where at least 4 parking spaces are maintained for trailhead parking in that area. CCOB prefers right of way staging on the road over off-street staging area to minimize disturbance and required restoration of CCOB Open Space. Off-street staging must be first approved and coordinated with the CCOB Project Manager.
3. Construction Limits
No construction traffic or activity may take place outside of the crusher fine trails or Construction Limits as shown on the plans. Contractor is responsible for any repairs to the trail surface and any damage beyond the trail.
4. Permitting The following permits are required for the project. CCOB staff will assist the contractor in obtaining these permits. There will be no fees incurred by the contractor for these permits. Linked documents provide more information; all permit requirements must be met by the contractor.
a. CCOB Public/Private Improvement Permit. CCOB staff will assist with the contractor’s application for this permit, which will cover work occurring within the City and County of Broomfield. Application Form.
5. Site Restoration
All areas within the construction limits, access routes, Trail Corridor, and staging areas must be restored to their pre-construction condition, or better, or as described in the plans.
