SCOPE OF WORK

Building 22 Chiller Replacement

Project Number: 655-22-201

This project is at the Aleda E. Lutz VA Medical Center located at 1500 Weiss Street in Saginaw, Michigan. The intent of the project is to replace the two existing chiller units and the chilled water system circulating pumps that serve Building 22. The existing chillers are mounted atop a steel chiller platform structure on the roof above the 1st floor dining room and outside of the 2nd floor mechanical room. The existing chilled water piping runs from the chiller units back into the 2nd floor mechanical room through the south facing exterior wall. The existing chilled water system circulating pumps are located in the 2nd floor mechanical room. The new chiller units will be placed atop the existing steel chiller platform structure and the new chilled water system circulating pumps will go on the existing housekeeping pads in the 2nd floor mechanical room.

Demolition Tasks:

Contractor shall provide labor, materials, and equipment for demolition including but not limited to the following items:

- Draining of the glycol mixture from the exterior portion of the chilled water system and saving it for reuse.

- Two air cooled rotary liquid chiller units from atop the existing steel chiller platform structure including the unit’s flow switches and evacuating the refrigerant and providing proof of disposal per

EPA requirements

- Aluminum jacketed pipe insulation back to the exterior wall pipe penetrations

- Heat tape system including the heat tape, sensors, flexible conduits, terminal box, and conduit that goes to the electrical safety switch panel for chiller #2 all located on the exterior wall of the 2nd floor mechanical room. The electrical wiring for the heat tape system shall be removed back to the source located in panel LSD1 in switch gear room 22-1430 on the 1st floor.

- Chilled water supply and return piping, valves, gages, and hangers/supports from the chiller unit connections to prior of the penetrations through the 2nd floor mechanical room exterior wall.

- Four pipe sleeves installed in the metal grating of the existing chiller platform structure

- Chiller unit primary source 460V electrical wiring, conduit, and hangers/supports back to the existing electrical safety switches located on the exterior wall of the 2nd floor mechanical room.

- Chiller unit secondary source 120V electrical wiring from the chillers back to the source located in panel LSD1 in switch gear room 22-1430 on the 1st floor. The conduit and fittings shall be removed back to the junction box at the ceiling nearest the exterior wall of the 2nd floor mechanical room.

- Chiller unit controls wiring to be removed back to the controller in the 2nd floor mechanical room.

The controls conduits to be removed from the chillers back to the 90 degree pull hub fittings that penetrate the exterior wall of the 2nd floor mechanical room.

- Two chilled water system circulating pumps with disconnection of existing electrical and chilled water piping

Installation Tasks:

The Contractor shall provide labor, materials and equipment for installation including but not limited to the following items:

- Two new air cooled scroll chillers set atop the existing steel chiller platform structure and bolted down with spring vibration isolators

- Modification of the existing steel chiller platform structure to add pipe sleeves for new chilled water system piping penetrations through the existing metal grating. Galvanized metal grating will also be needed to patch the resulting openings in the existing grating from the removed piping/piping sleeves.

- Modification of the existing steel chiller platform structure to add galvanized metal grating and angle iron to fill the resulting gap between existing metal grating and end of the new chiller units due to the new chiller units being shorter in length

- New chilled water supply and return piping with flanges, valves, gages, flex connections, and hangers/supports from the point where the existing piping was removed to the new chiller units.

- Patching of the existing chilled water supply and return piping where the heat tape system sensors were removed near where the piping penetrates the exterior wall of the 2nd floor mechanical room

- Aluminum jacketed insulation on the chilled water system piping from the new chiller units to the wall penetrations of the exterior wall of the 2nd floor mechanical room

- Primary source 460V electrical wiring and conduit from the existing safety switches on the exterior wall of the 2nd floor mechanical room to each new chiller unit with required hangers/supports.

- Controls conduit from the 90 degree pull hubs on the exterior wall of the 2nd floor mechanical room and wiring from the controller in the 2nd floor mechanical room to the new chiller units with required hangers/supports.

- Controls programming to sequence the new chiller units to operate the same as the existing chiller units utilizing the existing sensors of the Building Automation System and the integral sensors of the new chiller units

- Two new chilled water system circulating pumps with reconnection to the existing electrical and chilled water piping

- Filling of the chilled water system using the saved glycol from the demolition and topping off system with new glycol mixture if needed.

- Sealing of the exterior wall of the 2nd floor mechanical room weathertight after removal of the secondary source 120V wiring and conduit and heat tape system as necessary

Work shall include demolition, acquisition, installation, materials, tools, equipment, and supervision required to complete the work and have a complete functioning system. The contractor shall provide a

PDF file with the finalized sequence of operation diagram and a copy of the startup survey. Period of performance is 180 calendar days from receipt of Notice to Proceed.
