About this file
This Scope of Work document outlines the roof replacement project for the Lost Grove Boat Storage Facility, a 42-foot-wide by 80-foot-long by 14-foot-high structure located at 26181 Utica Ridge Road in Long Grove, Iowa, managed by the Iowa Department of Natural Resources. The base bid includes five line items: removal and replacement of all existing metal siding, roofing, and trim work with 29-gauge ribbed tin (6,912 square feet); metal trim work; installation of approximately 160 linear feet of 6-inch K-style gutters in white; installation of approximately 176 linear feet of 3-inch by 4-inch downspouts with four downspouts at both front and rear; and repair of the header on an 18-foot-wide garage door by adding a second 2-inch by 12-inch plate. Two alternate bids are available for contractor consideration: Alternate Bid No. 1 includes installation of a new 6-inch by 6-inch treated column and a 12-foot-wide by 14-foot-high sectional, non-insulated garage door with chain drive opener, remotes, and keypad; Alternate Bid No. 2 comprises upgrading the existing electrical service entrance to code and replacing the existing service panel with a new 200-amp panel with breakers. The owner reserves the right to award the base bid alone or in combination with any alternates, with the low bid evaluated on all possible combinations to provide the most cost-effective solution.
Bidders are not required to submit alternate bids and may provide alternate pricing as either additions or reductions to the total base bid. The owner may award any combination of alternates at the time of contract award, and any awarded alternates will not extend the project completion timeline. The building will remain empty during construction and must be protected from inclement weather at all times. All proposals must be submitted electronically by December 4, 2025, at 3:00 PM CST to constructionbids@dnr.iowa.gov. Proposals remain valid for 45 days from the submission deadline. The DNR reserves the unconditional right to not award a contract and will select the lowest responsive and responsible bidder. No specific budget range or set-asides for disadvantaged enterprises were disclosed in the documentation.
