SECTION 01 35 46 – EXTERIOR PRESSURE WASHING AND SOFT WASH CLEANING
PART 1 – GENERAL
1.1 SUMMARY
A. Work includes furnishing all labor, supervision, equipment, materials, chemicals, water supply, access equipment, traffic control, and incidentals required to clean:
1. Parking lots / sidewalks / exterior hardscape by pressure washing.
2. Exterior stucco/concrete/Metal façade/strucutres by chemical application (soft wash) and low-pressure rinse, up to full building height.
B. Work includes protection of adjacent surfaces, landscaping, doors/windows, electrical devices, and vehicles.
1.2 RELATED REQUIREMENTS
A. Not used.
1.3 DEFINITIONS
A. Pressure Washing: Mechanical cleaning using pressurized water for exterior hardscape.
B. Soft Wash: Low-pressure application of approved cleaning solution to remove organic growth and staining, followed by low-pressure rinse.
C. Working Height: Vertical reach required to perform cleaning from access equipment
1.4 SUBMITTALS
A. Pre-Work Plan (submit 7 days prior): sequence, staffing, hours, work zones, protection plan, and coordination plan.
B. Product Data for all cleaners, surfactants, and rinsing agents.
C. SDS for all chemicals.
D. Equipment List: pressure washer (GPM/PSI), nozzles, surface cleaner size, hoses, injectors, pumps, and access equipment.
E. Access Plan: boom lift type/class, reach, platform capacity, tie-off plan, rescue plan.
F. Traffic Control Plan for parking lot work areas.
G. Test Panel Plan identifying locations and acceptance criteria.
1.5 QUALITY ASSURANCE
A. Contractor shall have a minimum of 3 years’ experience performing commercial exterior cleaning including façade soft-wash and hardscape washing.
B. Provide an onsite competent person for lift operations and a crew lead experienced with soft wash on stucco/concrete.
C. Perform test panels prior to full production.
1.6 FIELD CONDITIONS
A. Do not apply chemicals or wash during:
1. Wind conditions causing overspray drift beyond work area.
2. Freezing conditions or when surfaces are below 40°F.
3. Lightning, heavy rain, or when runoff cannot be controlled safely.
B. Coordinate water source with Owner. Contractor to provide backflow prevention as required by site.
1.7 WARRANTY
A. Not used.
PART 2 – PRODUCTS
2.1 CLEANING CHEMICALS (FACADE SOFT WASH)
A. Use manufacturer-recommended exterior building wash compatible with stucco/concrete/metal and adjacent materials.
B. Chemicals shall be:
1. Non-abrasive; no sandblasting media.
2. Free of hydrofluoric acid and muriatic acid unless specifically approved in writing by Owner (generally not allowed).
3. Applied per manufacturer dilution and dwell limits.
C. Provide surfactant as needed for cling and uniform dwell.
2.2 HARD-SURFACE CLEANING (PARKING LOT)
A. Water-only cleaning is preferred where feasible.
B. If detergent/degreaser is required for oil/grease staining, use a product labeled for exterior hardscape and follow label directions; do not leave residue.
2.3 EQUIPMENT
A. Pressure washer(s) capable of delivering not less than 8 GPM at operating pressure appropriate for the surfaces.
B. Surface cleaner attachment sized to meet production requirements; contractor shall select equipment that provides uniform cleaning without striping.
C. Soft-wash application system: downstream injector, low-pressure pump, or pump sprayer suitable for façade application.
D. Boom lift (if required) suitable work height and reach for complete façade access.

PART 3 – EXECUTION
3.1 EXAMINATION
A. Verify surfaces are sound and suitable for cleaning. Notify Owner of:
1. Loose stucco/concrete, failing paint, open joints, missing sealant, or damaged areas.
2. Any conditions that may worsen with washing.
B. Identify sensitive items: cameras, access control, lighting, receptacles, signage, sealant joints, louvers, and vehicles.
3.2 PROTECTION
A. Protect adjacent surfaces from overspray and runoff staining.
B. pre-wet and continuously protect landscaping, rinse vegetation after chemical use.
C. Shield electrical devices, cameras, access controls, lighting, receptacles, and openings. Do not direct water into building penetrations or around doorways.
D. Provide cones/barricades and maintain pedestrian safety.
3.3 TEST PANELS
A. Perform two test panels minimum:
1. One on façade (representative staining).
2. One on parking lot/hardscape (representative soiling).
B. Test panel shall establish:
• Chemical dilution and dwell time
• Application method
• Rinse method and distance
• Acceptance criteria
C. Do not proceed until Owner’s Representative accepts test results.
3.4 STUCCO/CONCRETE FAÇADE CLEANING (SOFT WASH) – PROCEDURE
A. Perform soft wash as follows:
1. Apply solution using low pressure only (no high-pressure blasting).
2. Allow dwell time per product instructions; do not allow solution to dry on surface.
3. Rinse top-down with a wide fan tip and sufficient standoff distance to avoid damage.
4. Repeat mild application as needed rather than increasing pressure.
B. Pressure limits:
• Maintain rinse pressure and distance such that finishes are not etched, dislodged, or roughened.
• Turbo nozzles are prohibited on stucco-like finishes.
C. Uniformity: Work in vertical sections; maintain consistent overlap to prevent striping.
3.5 PARKING LOT / HARDSCAPE PRESSURE WASHING – PROCEDURE
A. Pre-sweep debris as needed.
B. Pressure wash using surface cleaner to achieve uniform appearance without striping.
C. Spot treat oil/grease only where present; rinse thoroughly.
D. Maintain safe pedestrian routing and prevent slip hazards; post wet-surface signage.
3.6 RUNOFF AND HOUSEKEEPING
A. Contractor shall prevent nuisance conditions to adjacent areas (tracking, overspray, slippery surfaces).
B. Wash-and-run is permitted only where allowed by site rules; contractor remains responsible for preventing property damage and maintaining safe conditions.
C. Leave site clean; remove debris generated by cleaning operations.
3.7 ACCEPTANCE CRITERIA
A. Façade: Visible organic growth, streaking, and dirt film removed to a uniform, cleaned appearance consistent with approved test panel. No damage to finish.
B. Hardscape: Uniform cleaned appearance consistent with test panel; no excessive striping or residue.
3.8 MEASUREMENT AND PAYMENT (OPTIONAL – IF YOU WANT UNIT PRICING)
A. Parking lot/hardscape cleaning paid by lump sum.
B. Façade soft wash: paid by lump sum (elevation area).
C. Access equipment: include in unit price unless bid schedule provides separate line item.
D. Mobilization: include in unit price unless bid schedule provides separate line item.

WINDOW WASHING SPEC

Exterior Window Washing Specification
1. SCOPE
Provide all labor, supervision, equipment, access devices, tools, and materials to clean exterior glazing surfaces at the facility, including:
• Exterior glass on windows, storefront glazing, sidelites, transoms, and exterior glass doors (as applicable)
• Exterior-facing frames and sills (wipe-down included)
• Do not clean interior glass under this scope
2. EXCLUSIONS
Unless specifically listed in the inventory/attachment:
• Skylights, roof glazing, and atrium glass
• Interior glass partitions
• Removal of sealants/caulking, glazing repairs, scratch removal, or restoration polishing
3. MATERIALS AND METHODS
• Use non-abrasive cleaning agents compatible with tinted/low-E/coated glass.
• Use squeegee/microfiber methods or DI/pure water cleaning methods if they meet acceptance criteria.
• Protect building envelope: do not force water into weeps, joints, or penetrations.
• Prohibited: abrasive pads, acids, or razor scraping unless manufacturer-approved and authorized by the Owner/COR due to scratch risk.
4. EXECUTION REQUIREMENTS
For each exterior glazed opening:
1. Remove loose debris from exterior sills/ledges.
2. Wash glass (scrub) and squeegee or rinse to a spot-free finish.
3. Detail edges; remove drips and runs.
4. Wipe exterior-facing frames and sills clean.
5. Remove minor adhesive/tape residue and light soiling where feasible without damaging coatings.
5. ACCESS, PROTECTION, AND SITE CONTROL
• Provide safe access (extension poles, ladders, lifts, scaffolding) as required.
• Barricade work areas below overhead work; maintain pedestrian safety and egress.
• Prevent overspray or runoff onto sensitive areas (entries, sidewalks, vehicles, landscaping, HVAC intakes).
• COORDINATE WITH SECURITY REQUIREMENTS AND RESTRICTED AREAS.
• Do not allow overspray or runoff into HVAC outside air intakes or electrical equipment.
6. NOT USED
7. SAFETY
• Comply with OSHA requirements for ladders, lifts, and fall protection.
• Lift/scaffold operators shall be trained/authorized; inspect equipment daily.
• Use appropriate PPE and manage chemical SDS on-site.
8. QUALITY CONTROL / ACCEPTANCE
Work is acceptable when:
• Exterior glass is free of visible dirt, streaks, smears, and water spotting when viewed from 10 feet in normal daylight.
• No drips, runoff stains, or residue are left on facade materials, sills, sidewalks, or entries.
• Work areas are left clean and free of debris.
Rework: Deficiencies shall be corrected at no additional cost.
9. WEATHER CONSTRAINTS
Do not perform exterior washing when conditions will degrade results or create hazards, including:
• Lightning or high winds impacting lift/ladder safety
• Freezing conditions or when ice may form on walking surfaces
• Heavy rain (unless method is designed for it and still meets acceptance)
10. MEASUREMENT AND PAYMENT
Payment shall be lump sum for complete performance of the exterior window washing scope described herein, inclusive of all labor, materials, equipment, access, protection, and incidentals required to deliver an acceptable finished product.
