3. The following questions regarding the solicitation have been received and answers provided:

Q18. Section 230993 paragraph 3.10 lists PHC-1, 2 and HC-1, 2 for a total of four heating coils, but drawing M002 only lists HC-1 and throughout the drawings no other heating coils are shown. Please clarify the number of heating coils?

A18: HC-1 is the only heating coil and it is to be controlled as described in 230993 paragraph 3.10 C.2. See revised Specification 23 09 93.

Q19. Section 230993 paragraph 3.4 has a sequence for a heating coil associated with the vent fan (VF-1), but no heating coil is shown on the drawings. Pllease clarify if there is a heating coil associated with VF-1?

A19: There is not a heating coil associated with VF-1. The heating coil and return air damper references in 230993 3.4 do not apply. See revised Specification 23 09 93.

Q20. Section 230993 paragraph 3.1 has a sequence for a boiler loop mixing valve, but detail 1 and 5 on M401 do not show a mixing valve. Please clarify the mixing valve location for sizing.

A20: The boiler mixing valve comes packaged with the specified boiler and is controlled by the boiler's on-board controls. It is not a device that requires programming by the contractor. See revised Specification 23 09 93.

Q21. Section 230993 paragraph 3.3 lists CP-1 as providing the heating water to the generator, but according to the drawings it looks like it should be CP-4. Please clarify?

A21: CP-1 and CP-4 run in conjunction to supply heating water for the hot water generator. These functions are controlled by the boiler's on-board controls. See revised Specification 23 09 93.

Q22. Is there a sequence for CP-3 or will it be manually enabled?

A22: CP-3 is specified to be provided with a 24-hour timer and aquastat. The intent is to enable the pump during occupied hours and utilize the aquastat to cycle the pump as needed to maintain the recirculation water temperature, recommended to be set at 115 deg. F (adjustable). See revised Specification 23 09 93.

Q23. Referencing specification section 23.31.00-5 HVAC Ducts and Casings, 2.3-C Single Wall Spiral Round Ducts. Will we be required to provide and install spiral duct work with a 4 MIL polyvinyl chloride (PVC) plastic coating?

A23: No, PVC coating is not required. See Specification changes, above, where 23 31 00 2.3.C is revised accordingly.

Q24. Please clarify the wood door requirements / specifications for the project.

A24: Specification section 08 14 16 – Flush Wood Doors has been added. See Changes to Specifications, above.

Q25. Section 08 71 00 – para 3.6. This indicates a note to reuse existing hardware on new doors- denoted by an asterisk. Where is this hardware provided? Are we to utilize existing hardware on new doors?

A25: Yes, where noted existing hardware is to be utilized on new doors. See A601 as well for “source” door and frame information listed in the Schedule.

Q26. Detail 10/S301. How many of these assemblies are required?

A26: Per detail, locations are per the elevator manufacturer’s requirements in order to provide manufacturer and code compliant installation.

Q27. The area bound by BL - C to D and 2.3 to 3. The exterior deck in this area needs to be removed for the new footing? What is to happen to the deck that is indicated to remain since it will be affected by the installation of the new footing in this area? Also, what happens to the existing exterior soffit in this area?

A27: See AD101 for demolition notes. See A101 and A201 for plans and elevations of the completed areas, showing (for example) extents of deck re-installation.

Q28. Drawing AD101 – note 12 indicates demolish all ceilings on first floor… and room 109 has a coffered ceiling. Is this ceiling structure to be also removed?

A28: Ceiling structure is not to be removed U.O.N. In addition, Note #12 is revised to indicate ceiling in Room 109 is to remain per Drawing A105 and A106 indications of ceiling changes. See “Changes to Drawings” above.

Q29. Drawing A201 east elevation, BL 1.1 to 2, indicates a new window 04. The demo and rebuild floor plans do not indicate anything at this location. Please clarify.

A29: This question does not appear to be accurate. Drawings A101 and AD101 show windows in Room 112 Serac Storage. A101 indicates dimensions for window as well.

Q30. Drawing A502 indicates various soffit details with a note for “New wood T&G vee grooved soffit…” Please clarify this product?

A30: See Specification 06 20 13 – Exterior Finish Carpentry: 2.2 Lumber Soffits.

Q31. Detail 7S502 indicates to cut and replace sheathing for an installation of a new GLB but A102 indicates an existing wall above in this location. Please clarify.

A31: This question is best handled as an RFI after Contract Award. Contractor may present alternate installation method for structural members, if desired, to avoid replacing sheathing above floor plate in order to avoid temporary removal and patching of wall above.

Q32. Section 07 41 13.16 – para 1.10.B.2 – 20 year warranty. One of the suppliers/ subcontractors had the following statement / concern: “We have been told, the specified panel paint system will not be eligible for the 20 year finish warranty. Because of the close proximity to the ocean, the panels and trim will require a special high build coastal paint system to be able to receive the 20 year finish warranty.” Please clarify this warranty item?

A32: Note that Standards under 2.2.b.2 for coating are "minimums" and Contractor's may be required to supply material exceeding these standards in order to provide the required warranty of 20 years. Warranty requirement will not be waived. See revision to Specification 07 41 13.16, in Changes to Specifications.

Q33. S401, Detail 4: What is the dimension of the footer?

A33: 16” wide x 10” tall, reinforced per the 4/S401 detail. See Changes to Drawings to above.

Q34. Openings 107A, 108 and 210 are shown on the door schedule (Sheet A601) as wood doors. We cannot find the spec for the wood doors. Please advise?

A34: Specification section 08 14 16 – Flush Wood Doors has been added. See Changes to Specifications, above.

Q35. S001, Deferred Submittals, #1; S102, HRV-1 Support: In drawing S001 it shows that the contractor is supposed to get engineering for all seismic anchorage of equipment for electrical and mechanical. On drawing S102 it calls out for the structural support for the HRV unit. Does this mean that the contractor is only to get design on items already not specifically called out in the drawings?

A35: Contractor must verify design on S102 is compatible and appropriate if HRV-1 does not match the Basis of Design HRV-1 unit described on Sheet M002, or if Contractor changes mounting provisions in any other way. Otherwise, anchorage may be performed via the seismic support shown on S102. For all other seismic anchorage contractor is responsible for engineered seismic drawings/design.

Q36. Opening 203 is not assigned to any hardware group. Please advise.

A36: Door 203 is intended to be in Hardware Set #12, all items reused except for Wall Stop. See Changes to Specifications, above.

Q37. What is the size of the existing hinges being reused for opening 101A in hardware group 1?

A37: Contractor to verify existing conditions per Specification 08 71 00 – Door Hardware, Paragraph 1.3.B Coordination, Existing Openings. Contractor to submit RFI during construction if additional information needed.

Q38. Are the existing locks being reused a) cylindrical or b) mortise? This will affect preps on new doors and frames?

A38: Existing locks being reused are mortise. Contractor is to verify existing conditions per Specification 08 71 00 – Door Hardware, Paragraph 1.3.B Coordination, Existing Openings, for further information.

Q39. Spec 01 50 00, 2.3, B: This spec says that the contractor is only able to use the HVAC for heating if approved by owner. If not approved we will would have to heat with an external heater. This could cause cost to be much higher. Please specify if the current heating system in the building will be available to contractor for heating of the space?

A39: The current (existing) system is permitted to be used for duration of construction. The intent of this Specification section is to limit and/or prohibit use of the NEW HVAC equipment during construction. See Changes to Specifications, above for revised Specification 01 50 00.

Q40. AD102. At the entrance to the second floor from the stairs located by Grid Line –A there is a window overlooking the entry prior to the corner which has three windows currently. There is also one on the other side reciprocating the first window. Are these two windows supposed to be demoed or do they remain like the other three? Please advise?

A40: This question is best handled as an RFI after contract award. Assume windows are to remain, for bidding purposes.

Q41. On AD101 & AD102 I see 20each “TYPE A” windows. Demo sheet note “A” says to bid option one to replace with new. Are these the Fiberglass windows? And what are the sizes and configurations because there is no schedule and I see multiple configurations on the two demo sheets. There are some windows with 1 section, some with 2 sections and some with 3 sections. Please clarify?

A41: Bid option replacement windows utilize the Fiberglass windows; see A302 for example call out. Sizes to be field verified by Contractor.

Q42. Regarding the reused wood windows, I see 4ea on A201 that are being replaced and 1ea on A202 that are being replaced. Are all the other windows being reused?

A42: Windows remain unless otherwise noted.

Q43. Regarding access hatches. The schedule on A106 calls out 20” x 24” and the description in Stair 100 calls out 22” x 36”. Please clarify?

A43: Remove 20”x24” description from the Legend such that the symbol identifies an access hatch (but does not identify a specific dimension). See Changes to Drawings, above.

4. All other terms and conditions, including the solicitation due date, remain unchanged.
