About this file
This is an addendum to a Request for Proposals issued by Ozaukee County, Wisconsin for Construction Management as Advisor (CMaA) services for the construction of a Community Based Residential Facility (CBRF) at the Lasata Senior Living Campus in Cedarburg, Wisconsin. The project involves the construction of approximately 18,000 square feet consisting of 24 private resident bedrooms, support service spaces, and resident amenity spaces, with all design incorporating ADA standards. The estimated total budget for construction management, architecture and engineering, and construction is approximately $4.5 million. Proposals were due by 4:00 PM CDT on Thursday, March 14, 2024. The addendum, dated March 8, 2024, clarifies key aspects of the project scope and contract structure through responses to five bidder questions.
The addendum clarifies that Ozaukee County anticipates using the AIA Document C132-2019 Standard Form of Agreement Between Owner and Construction Manager as Adviser. The Construction Manager is required to provide a full-time Superintendent on-site to oversee contractors, and the Construction Administrator may serve in this capacity if adequately described in the proposal. Ozaukee County anticipates multiple trade contractor bid packages to be bid as prime contractors directly to the County rather than through a general contractor. The Construction Manager will administer the bidding process with architect assistance in developing construction documents and will oversee construction. The successful consultant must comply with all applicable federal regulations related to the ARPA act. An architecture and engineering firm will be selected following the selection of construction management services.
