The size of the new areas shall be determined by the contractor’s architect, in compliance with Ukrainian regulations for people on wheelchairs. As a minimum the contractor shall estimate that the area for wheelchair rated bathroom shall have an area of 1.50 m x 2.20 m, as indicated in the sketch contained in this paragraph. The remaining areas shall be used for standard bathroom facility for girls’ use.
Conceptual for existing and required layout
3.1.1. New Design of bathrooms
The school building does not have any bathroom facilities for children with disabilities or for people on wheelchairs. This contract includes converting an existing bathroom facility into renovated bathroom facilities with a separate area for people on wheelchair, as described herein:
IN GREEN: NEW
PROPOSED LAYOUT
IN ORANGE:
EXISTING SPACES
TO BE RENOVATED.
In previous page there is a potential conceptual design. The contract requirement is to provide certified area for wheelchairs and to use the rest of the area for girls’ bathrooms.
This requires changing the existing layout by demolishing existing partitions and providing new ones as required by the design. It shall be the contractor’s hired architect the one to provide the optimal layout and distribution of these spaces, in compliance with contract requirements and with the requirements of Ukrainian regulations.
3.1.2. Specific Requirements for Bathrooms

3.1.3. General Requirements for Bathrooms
Design: Prior to performing any works on the bathrooms, the contractor shall hire the services of a licensed architect in Ukraine to perform the design of the bathrooms, including the interior design (i.e. combination of colors for the tiles). No work shall be authorized to start until the contractor’s design is accepted by the Contracting Officer Representative.
The work includes:
- Demolitions: Complete demolition of all areas to be renovated, including heating systems, plumbing appliances, electrical installations, internal partitions, wall tiles, paint and plaster, and everything else within the bathroom areas. This includes the exterior sink with pedestal, which shall be replaced with a new water fountain.
- Floor: Provide new floors at the same height as the adjacent rooms, but sloped towards the new required floor drains. This means that the contractor shall remove the existing flooring surface before applying the new one. The installation of the new floor tiles over the existing flooring is not acceptable.
All new floor surfaces shall be provided with new grès tiles of minimum dimension 40x40 cm, sloped towards new floor drains. Provide supporting mortar base as necessary and recommended by the floor tile manufacturer. Provide non slippery tiles. Color and pattern to be selected by the beneficiary among ample selection to be provided by the contractor.
The floors shall be sloped towards the floor drain. Testing of the slopes shall be done by pouring one bucket of water in those rooms with water supply and waiting 5 minutes. After this period there shall be no sitting water on any surface of the new floor tiles.
Floor Material: Minimum size 40x40 cm. Porcelain stoneware (non-glazed) floor tiles of grès porcelain stoneware, laser cut, with water resistant joints. Grès Porcelain stoneware is a ceramic with a compact, hard, colored and non-porous body. The word “grès” means that the ceramic body of the tile is extremely vitrified, that is to say compact, hence the exceptional great resistance. The result is a lean clay body, little refractory, fired in a kiln (at 1200-1400 C°) until it reaches a non-porous vitrification and a complete water-proofing.
- Floor drains: Provide minimum of one floor drain per bathroom room. Provide stainless steel floor drain with integral p-trap to avoid bad smells.
- Walls: Provide ceramic tiles from floor wall base to new ceiling surface. New walls shall be perfectly leveled. For that reason, the contractor shall estimate that they will need to remove all plaster on all walls in order to provide perfectly leveled plaster surface on which to attach the new wall tiles. The use of gypsum board to level the walls is not authorized. The contractor shall also repair any cracks of structural defects before leveling the walls with the new plaster.
For the interior of the bathrooms, the contractor shall provide ceramic tiles from the floor (wall base ceramic tile) to the new ceiling surfaces. Ceramic tiles shall with minimum dimension 20x30 cm. Provide combinations of 3 colors and patterns per room, to be selected by beneficiary among ample selection to be provided by the contractor.
The edges of the ceramic tiles shall all be protected by exposed metal corner guard as shown in pictures in the following pages. Plastic corner protection is not authorized. No edge of any tile shall be exposed to the view. Provide non-glazed ceramic tiles (for walls) with water resistant joints, glued onto the surface of the wall. Provide with metal corner guards embedded in the wall tiles.
All installations except heating (electrical, water, sewer, drainage, vent,…) shall be covered under the new wall surfaces. No installations shall be visible once the project is finished, but they shall be provided with the necessary hatches for inspection and maintenance.
Provide perfect connection between piping and wall tiles by the use of properly attached stainless steel escutcheons.
For the exterior of the bathrooms, or the walls facing the hallways, the contractor shall remove the plater and provide perfectly leveled and plastered and painted surfaces. This is necessary because the new layout requires the contractor to:
o Remove the old storage areas with two doors and provide new wide opening door for the handicapped rated bathroom.
o Replace or remove the windows connecting the bathroom with the hallway
For these reasons, and in order to provide a homogeneous appearance of the exterior walls, it is required to provide new plaster and paint for all exterior walls of the bathrooms. This does not include the exterior of the building, but only interior partitions.
- Masonry Partitions for New Layouts: New partitions required by new layout shall be made of thin masonry wall, not wider than 20 cm. Cover all surfaces with new ceramic tiles as with the rest of the walls.
- Ceiling: Provide suspended metal ceiling system over all internal areas of the bathrooms.
Prior to the installation of the new false ceiling surfaces, the contract includes removing the defective plaster, fixing any structural defects, and covering all ceiling surfaces with new reinforcing plaster
- Ventilation: As required by Ukrainian regulations, including forced ventilation for any bathroom without exterior window.
- Exterior Windows: All exterior windows are new and consequently the contract includes providing the new wall surfaces perfectly adjusted to the existing windows and sills.
- Doors: All entrance doors of the bathrooms shall be replaced with new. Provide new PVC doors without bottom threshold and without locks. The doors shall be installed without bottom threshold to avoid tripping hazards and to allow for proper ventilation. Provide stainless steel threshold to connect the new floor and the existing floor if necessary. Doors and frames to be delivered by the manufacturer as one complete unit, not to be assembled by the contractor on site. Provide PVC door trims. Do not use any wood material for the new doors.
Note: The width of the doors shall be minimum 90 cm of free opening.
Note: The location and width of the doors may be modified as a result of the contractor’s architect design.
- Heating: Radiators and piping are new. The contractor shall remove and reinstall as necessary over or under the new wall surfaces, as recommended by the contractor’s designer.
- Electrical: Provide complete new electrical installation for all new bathrooms. To supply electricity to the renovated areas, the contractor shall provide a new electric panel in the renovated areas, to be connected with the main electric panel of the school, immediately after the electric meter, or to another place within the school building which the contractor certifies that is in compliance with Ukrainian regulations. This is to guarantee that 100% of the electrical installation for the renovated areas shall comply with European/Ukrainian standards, even if the rest of the school does not. All electrical installation in the renovated areas to be recessed along the walls, ceilings, floors, so that no electrical cables or conduits are visible, including conduits, junction boxes, lighting fixtures, switches, electric panels, etc. The electrical installation shall include:
o Designed and installed in accordance with European standards.
o New electric circuit from main school electric panel to be installed along the walls of the school, and covered by standard PVC channel for hiding cables.
o All electrical equipment to be CE certified.
o Provide differential protection of maximum 30 mA for each one of the bathrooms.
o All electrical installation within the areas to be renovated to be done in conduits recessed within the walls. Electric panels, cables, junction boxes, boxes for the switches, receptacle boxes,… shall all be installed recessed within the new walls, which are to be covered with ceramic tiles or above the suspended ceiling. Direct installation of the cables under the plaster is not acceptable. All cables to be installed under electric conduit, even above the false ceiling.
o New recessed LED lighting fixtures, provided with individual switches for each one of the rooms. One of the reasons to install false ceiling is to recess all lighting fixtures.
Lighting fixtures to be provided with washable diffuser. Provide illumination levels as required by EN 12464-1.
o Automatic start hand driers. Provide stainless steel automatic hand driers. Hardwire to the walls, so that the cables are not exposed to the view. Provide two units per bathroom and one for the teacher’s bathroom. Total of 3 units required.
o Provide individual circuits for lighting and power, so that when all hand driers are operating, there is no dimming in the lighting of the rooms. Voltage drop to be less than 3%. This will be tested for acceptance of electrical installation.
For any electrical installation that may be required outside the areas to be renovated, the contractor shall provide new cables installed under PVC channels properly attached to the existing walls and ceiling surfaces in order not to damage the existing walls.
- Water supply within the renovated areas: All water lines for the bathrooms shall be provided using water piping rated for domestic water use, or other material authorized by Ukrainian regulations for such use. Within the renovated areas, the contractor shall design the size of the piping in order to provide proper flow and pressure when all toilets valves and faucets are open. Provide all water pipes inside of the bathroom areas recessed within the walls and floors, so that they are not exposed to the view. Provide standard stainless steel faucets single lever for cold and hot water control.
Connect water supply line from water meter or to another point within the school that meets Ukrainian standards. Once the work is completed, the water installation shall comply with Ukrainian standards. It is required that the contractor provides a certificate of compliance with Ukrainian regulations for all works in this project in general, and with the water supply system in particular.
- Valves: Provide shut off valves for each individual plumbing appliance (sink, toilet,…) and for each bathroom.
- Hot water: Provide one single electric hot water heater of minimum 50 liters capacity for the two bathrooms.
- Janitorial faucet: Provide one wall mounted water faucet in the girls’ bathroom with cold and hot water for janitorial purposes (filling water buckets).
- Sewer/drainage/vent inside the building: The contract includes new sewer/drainage/ventilation PVC piping for the bathrooms connected outside the rooms. Vent line to be connected above the ceiling deck and sewer and drainage to be connected below the floor deck. If this requires breaking through the roof deck, or other building enclosures, in order to install the new pipes outside the areas to be renovated, the contractor shall be responsible to repair as necessary the roof waterproofing in those affected areas. All sewer pipes in the renovated areas to be covered by masonry wall or partitions so that the sewer lines are not exposed to the view in the renovated areas. Provide access points for maintenance of the lines.
- Phenolic Toilet Partitions for Bathroom (design as provided by the contractor’s architect).
The use of shop made toilet partitions is not authorized. The contractor shall use standard manufacturer’s phenolic product. Phenolic toilet partitions are comprised of a melamine sheet and then multiple layers of resin impregnated kraft paper. The toilet partitions shall be heavy-duty and specifically designed and installed by a specialized company. The partitions shall be designed with minimum contact with the floor for hygienic reasons. The contractor shall submit for approval the standard catalog information of the phenolic toilet partitions. The use of shop made toilet partitions, or partitions not included in a commercial catalog, is not authorized. The use of any wooden, aluminum, plastic, metal or any other material that is not phenolic panels, is not authorized.
- Mirrors: To be provided over the sinks. Mirror to be recessed within the new ceramic wall tiles of minimum size 0.6 meter high and with the same length as the countertops. Mirrors shall be surrounded by metal profile as shown in picture in following pages. The mirror shall be minimum 8 mm thickness for security reasons. This is required for all the bathrooms, but for the handicapped areas it shall be hinged.
- Toilets: Provide Eastern or Western style toilets, as requested by School Director, except the handicapped rated bathroom that shall have a wall mounted Western type. All materials shall be ceramic. The use of plastic water tanks is not authorized.
- Sinks: Sinks to be ceramic provided with faucets with hot and cold water. Use monoblock faucet with single lever to adjust the water temperature.
