About this file

This is a Custodial Baseline Service Guide for South Dakota State University (SDSU) Metro Center, located at 2400 S Minnesota Ave, Sioux Falls, SD 57106. The guide establishes consistent cleaning standards, service frequencies, and custodial expectations across all facilities within the SDSU Metro Center to maintain a safe, sanitary, and professional environment. The document outlines comprehensive daily, weekly, monthly, and annual custodial responsibilities across five primary facility categories: auditoriums, classrooms, and computer laboratories; entrances, elevators, hallways, lobbies, and vending areas; clinical spaces; and conference rooms, huddle spaces, and debrief rooms. Daily responsibilities include trash and recycling removal, floor cleaning, surface disinfection, glass cleaning, and high-touch point sanitization. Weekly and monthly tasks encompass deeper cleaning of horizontal surfaces, mineral deposit removal, and dusting of accessible areas. Annual responsibilities include carpet extraction cleaning, light fixture cleaning, and comprehensive wall spot cleaning prior to the academic term.

Service standards are maintained in accordance with APPA (Association of Physical Plant Administrators) Appearance Level 3 for most spaces, with clinical spaces maintained at APPA Appearance Level 2 standards. The guide acknowledges that high-traffic conditions, continuous occupancy, and seasonal weather variations may contribute to temporary cleanliness decline throughout operational hours, with flooring potentially exhibiting wear patterns, dullness, or staining that cannot be fully corrected through routine maintenance. Daytime custodial staff are expected to provide supplemental spot cleaning whenever scheduling and occupancy conditions permit. The baseline service guide does not specify contract duration, pricing terms, bidding procedures, or incumbent contractor information, serving instead as an operational reference document to guide custodial service delivery and performance expectations.
