Two air intake fans that require service are located within 10 feet of a roof edge (or open side of a walking surface) more than 30 inches above the floor, roof, or grade below. (IBC, 2015, 1015.6 and IMC, 2015, 304.11)

Provide a guard that extends at least 42 inches above the edge of the elevated surface and extends at least 30 inches beyond end of each fan. The guard will be constructed so as to prevent the passage of a 21 inch diameter sphere. Guards will be constructed to resist a load of 50 pounds per linear foot applied in any direction at the top and to transfer this load through the supports to the building structure. The guard will also be designed to resist a 200 pound concentrated load applied in any direction at the top and to transfer this load through the supports to the building structure. Design for the 200 pound concentrated load is not concurrent with the distributed load. Properly seal and waterproof any roofing membrane penetrations.

The packaged rooftop HVAC unit was installed without the outdoor air intake kits typically installed on them. This is in violation of the building code. Furthermore, it does not provide make-up air to equipment such as shower/restroom exhaust fans, and clothes dryers that are required to exhaust air to the outdoors.

(IMC, 2018, 403.2)

The packaged rooftop HVAC unit was installed without the outdoor air intake kits typically installed on them. This decreases indoor air quality in this highly occupied building. This is in violation of the building code. Furthermore, it does not provide make-up air to equipment such as shower/restroom exhaust fans, and clothes dryers that are required to exhaust air to the outdoors. (IMC, 2018, 403.2)

124959-Administration Bldg 1

Indoor air quality is poor because of a lack of adequate ventilation. Natural ventilation is not introducing sufficient outdoor air because the building is very tightly constructed and it is not practical to open the windows during extreme conditions. The building's mechanical ventilation is not operational. (IMC 2018, 403.2)

Retain a licensed HVAC design-build consultant to calculate the building outdoor air requirement and provide outdoor air to the return air plenum by making the outdoor air fan functional. Rebalance the fan to provide the required code approved outdoor air to the building.

124965-Dormitory B Bldg 3

Indoor air quality is poor because of a lack of adequate ventilation. Natural ventilation is not introducing sufficient outdoor air because the building is very tightly constructed and it is not practical to open the windows during extreme conditions. The packaged rooftop HVAC units ware installed without the typically included outdoor air intake kits. This condition decreases indoor air quality in this frequently occupied building which is a violation of the building code. Furthermore, the units do not provide make-up air to standard equipment pieces such as shower/restroom exhaust fans, and clothes dryers that are required to exhaust air to the outdoors. (IMC 2018, 403.2)

Retain a certified consulting HVAC design firm to calculate the building outside air requirement. Contact the unit manufacturer, purchase and install the outdoor air kits on the RTU. Rebalance unit to have the code approved quantity of outdoor air in the system.
