About this file
This document is a Memorandum to the File for a lease extension for a government-occupied office space in Orlando, FL. The lease (No. LFL46821) covers approximately 6,425 Rentable Square Feet (5,737 ABOA USF) located at 1001 Executive Center Drive, Suite 103, which was set to expire on May 31, 2025. The Lease Contracting Officer is requesting an 18-month extension at the current annual rent rate, which is below the market average of $37.61 per rentable square foot. The extension is justified as necessary to protect government occupancy and provide the tenant agency time to assess future space requirements, with the lease falling below the $250,000 Simplified Lease Acquisition Threshold, thus not requiring a full competitive process.
The market analysis indicates comparable fully serviced office spaces in Orlando are leasing between $33.64 and $41.57 per RSF, while the current lease rate is lower than the market average. The Lease Contracting Officer determined the extension is fair and reasonable, citing the below-market rate and the need to maintain government occupancy. The statutory authority for this action is cited as 41 U.S.C. 3304(a)(1), and the document is signed by Reynaldo Ramos (Leasing Specialist) on 6/3/2025 and Bena Courville (Lease Contracting Officer) on 6/4/2025.
