About this file

The document is a detailed patron demographics report for the proposed Hyatt Studios Hotel at Kissimmee Gateway Airport, prepared by Kissimmee Place Development Group (KPDG) in late 2023 to early 2024. The project aims to address accommodation needs for airport tenants, specifically flight schools and aviation training facilities, with a 122-room hotel to be constructed on undeveloped City-owned land in the Airport Business Park. The hotel will cater to diverse aviation training needs, with projected room night allocations showing 60% of patronage requiring 9 days or less stays, 12% needing up to 30-day stays, and 28% requiring 90-day semester-based accommodations.

The demographic study reveals significant demand from seven flight schools and aviation facilities, including Aerostar (with 75 international students and 50 monthly retraining pilots), Aviator College (70 A&P students per semester), Avianca (20 students in a three-week avionics program), and Cirrus Aircraft. The proposed hotel will provide safe, secure facilities with amenities like in-room kitchens and laundry, addressing current accommodation challenges where international students are staying in substandard motels and experienced pilots are commuting from distant locations. The project is part of an unsolicited proposal under Florida's Public Private Partnership statute, with the City of Kissimmee inviting competitive proposals for the hotel's development and seeking electronic submissions through the Economic Development Department.

This demographic is anticipated to be at KISM for one-to-two-week flight training sessions. 12% will require more intense training sessions of up to 30 days’ duration of stay. Aeronautical Colleges will require longer stays as lessons will be taught in semester increments. Simulation, Training, Flight Schools and MRO Facilities at KISM

The KGA hotel addresses a critical need for quality accommodations to support the operations of the seven flight schools and the Cirrus Maintenance Facility based at the airport3. Further, KGA is a regional airport with regular commercial flights.

Aerostar, a prominent flight school, has 75 international students who stay for a year at a time.

Additionally, Aerostar sees 50 experienced pilots each month who come for retraining on new systems. Currently, international students are staying in rundown mom-and-pop motels in Kissimmee, while the experienced pilots are staying 40 minutes away in Orlando. The new hotel will our convenient and comfortable accommodations, significantly improving the experience for both students and professional pilots.

Aviator College and Avianca also contribute to the demand for nearby lodging. Aviator College hosts 70 Airframe and Powerplant (A&P) students each semester for four-week periods, and Avianca runs a three-week avionics program with 20 students at a time.

Cirrus Aircraft (whose claim to fame is the aircraft with a parachute attached and sells 400 aircraft per year) has recently built a major facility at Kissimmee airport to handle new pilot training, current pilot yearly certification and the yearly aircraft maintenance. All of these services require several days of stay in Kissimmee.
