General Office Area

Sweep and/or vacuum traffic patterned areas, including work spaces (including chair mats), to remove obvious dirt, paper pieces, crumbs, etc.. from around and under furniture.

VACUUMING: Carpeted surfaces will be vacuumed with commercial vacuums. At the beginning of each work day, the carpeted floors and carpet type rubber or polyester entrance mats shall be free of litter, soil, stains, and embedded foreign matter and grit. Chairs and trash receptacles shall be moved to clean underneath. Entrance mats shall be lifted to remove soil and moisture underneath and shall then be returned to their normal location. SWEEPING: Non-carpeted areas shall be swept. At the beginning of each work day, the non-carpeted floors shall be free of litter, soil, stains, foreign matter and grit.

Detail sweep, mop and/or vacuum all office areas to remove all dust, dirt, crumbs, and other debris from around and under furniture. Detailing includes vacuuming all carpet edges and areas where carpet meets furniture partitions.

Detailing includes wet mopping all hard surface chair mats, entrance mats, etc.

VACUUMING: Carpeted surfaces will be vacuumed with commercial vacuums. At the beginning of work week, the carpeted floors and carpet type rubber or polyester entrance mats shall be free of litter, soil, stains, and embedded foreign matter and grit. Detailing vacuuming includes vacuum edging of carpets, under desk areas, etc. Chairs and trash receptacles shall be moved to clean underneath. Entrance mats shall be lifted to remove soil and moisture underneath and shall then be returned to their normal location. SWEEPING AND MOPPING: Non-carpeted areas shall be thoroughly swept including behind doors, all corners, detail sweeping at wall edges. At the beginning of work week, the non-carpeted floors shall be free of litter, soil, stains, foreign matter, encrustations, and grit. Non-carpeted floors and chair mats shall have a uniform appearance with no streaks, swirl marks, or detergent residue. There shall be no splash marks or mop streaks on furniture, walls, baseboards, etc.,. or mop strands remaining in the area.

Spot clean carpets to remove stains.

CARPET SPOT CLEANING: Spots, spills, stains, smears, shall be removed.

There shall be no evidence of damage to carpet surface from harsh rubbing or brushing. Clean areas shall blend with adjacent carpet.

Deep clean carpets and carpeted floor mats. All moveable objects, such as chairs, boxes, garbage cans, chair mats etc. shall be moved to ensure broad spectrum cleaning.

CARPET DEEP CLEANING: Compatible professional grade solutions and equipment shall be used according to manufacturer specifications to thoroughly clean all carpeted floors and carpeted mats. Carpets shall be cleaned under floor protector mats, also. A thoroughly clean floor shall be free of litter, soil, stains, embedded foreign matter and grit and have a like new appearance. All objects moved shall be returned to their place.

Strip wax, maintain and apply floor wax finish to non-carpeted floors. All moveable objects, such as chairs, boxes, garbage cans, etc. to ensure broad spectrum cleaning.

STRIP AND WAX: Stripping shall be defined as the complete removal, without damage to the floor surface or sub-floor, of all finish and/or sealer from all accessible floor surfaces. The stripping chemical(s) used shall be used according to the manufacturer’s instructions for the type of finish and/or sealer being stripped. Application of the new floor finish seal shall be in accordance with the manufacturer’s application instructions for the product and type of floor material. After the finish has dried, the gloss shall be uniform and no streaks, swirls, etc., shall be visible. No stripping solution or finish shall remain on baseboards, doors, or other non-floor surfaces. All floor finishes and sealers applied under this contract shall meet or exceed ASTM Standard D2047 for slip resistance or by UL rated as to slip resistance.

Dust and clean all horizontal surfaces of furniture: desks, tables, filing and storage cabinets, display cases, partitions, chairs, window sills, fixtures, etc.

DUSTING AND CLEANING OF SURFACES: Surfaces shall be free of dust, dirt, cobwebs, spots, and encrustations. Working papers shall not be disturbed.

When dusting computer equipment, do not dust any controls or computer screens. The cleaning process shall be safe and harmless to the surfaces cleaned and shall not adversely affect appearance or durability..

Spot clean all wall surfaces 70" above the finished floor.

WALL SPOT CLEANING: Smudges, marks, dirt, and spots shall be removed without damage to paint or wall covering.

Clean all wall surfaces and areas higher than 70" above the finished floor.

HIGH CLEANING: All surfaces above 70" shall be clean and free of dust. All corners shall be free of cobwebs or dust webs. This includes all surfaces adjacent to air vents. Dust tops of all door casings and general office pictures.

Dust/clean venetian blinds DUST/CLEAN BLINDS: All slats of all blinds must be free of dust, cobwebs, insects, and lint.

Clean/dust all convectors (HVAC vents, fan vents, etc.).

CLEAN/DUST ALL CONVECTORS: All ventilation registers and bathroom fans shall be cleaned so that they are free of all dirt, dust, and lint.

Clean light fixtures of insects, visible dirt and debris.

CLEAN LIGHT FIXTURES: Insects, visible dirt and debris shall be removed from all incandescent light fixtures with glass globes, exit signs, fluorescent lenses, and fluorescent tubes as soon as they become apparent. When this cleaning occurs light fixture shall be damp cleaned. All debris from the light fixture must be cleaned from the floor or furniture below the fixture. This service should be done without request, but at least twice a year per fixture.

Clean all interior and exterior.

Cleaning of interior windows includes windowsill, window frames, and woodwork.

WINDOW CLEANING: Glass panes shall be cleaned so that they are free of any streaks, lint, smudges, watermarks, spots and grime and not be cloudy.

Windowsills, woodwork, window frames, sashes, and any other surroundings of the glass shall be wiped free of water drippings, watermarks, and dirt.

Remove all trash from the building and replace trash liners.

TRASH REMOVAL: The facility shall be free of obvious garbage and the wastebaskets and garbage cans and their lids shall be free of dirt, spots, debris, and other encrustations. Plastic liners shall be unsoiled and free of holes. All boxes, cans, papers, etc. placed near a wastebasket or garbage can and marked as garbage or trash shall have been removed. The contractor shall police any spillage of trash, debris, refuse, etc.

Restrooms / Shower Facilities

Sweep, wet mop, and/or scrub floors, including baseboards using a disinfectant cleaner.

Particular attention should be paid to areas adjacent to urinals and toilet fixtures.

CLEANING FLOORS: Floors shall be clean and free of soil, debris, scum, mold, or encrustations and shall have a uniform appearance with no streaks, swirl marks, detergent residue. There shall be no splash marks or mop streaks on furniture, walls, baseboards, etc., or mop strands remaining in the area. All moveable objects shall be moved to clean underneath.

Floor drains shall be maintained free from dirt, rust or encrustations.

This includes restrooms in both buildings. No chemicals, materials, or combination of chemicals or materials shall be used that will damage walls, floors, or fixtures in the process of cleaning. Cloth or any other linen material or paper towels used for cleaning purposes shall not be disposed of by flushing down the toilet. Cloth or any other linen material or paper towels used for cleaning restrooms shall not be used in cleaning any other part of the building.

Clean and disinfect all fixtures, including metal and chrome, water closets, urinals, shower stalls, washbasins, mirrors, waste receptacles, dispensers and noticeably soiled wall surfaces.

FIXTURE CLEANING: Porcelain fixtures and metal surfaces, (washbasins, urinals, toilets, shower stalls, etc.) shall be clean and bright; there shall be no dust, soap scum, spots, stains, rust, green mold, built up mineral deposits, or excess moisture on any fixture.

Descale and disinfect toilet bowls and urinals. Deodorant blocks for urinals and deodorizers for tanks shall be in place.

DISINFECT AND DESCALE: Toilet bowls and urinals shall be disinfected and free of scale, scum, mineral deposits, rust stains, streaks, other stains, and all foreign matter. Deodorant blocks for urinals and deodorizers for tanks shall be in place.

Spot clean other surfaces and dust horizontal surfaces.

SPOT CLEANING: Smudges, marks, or spots shall be removed without causing unsightly discoloration. THOROUGH DUSTING: There shall be no dust streaks, oils, spots, or smudges on dusted surfaces. Corners, crevices, molding and ledges shall be free of all dust.

Empty waste receptacles, supply/service paper towel, soap,and toilet paper. Empty, clean, and disinfect all sanitary napkin receptacles:

replace used receptacle liners.

SERVICING: All supplies shall be provided and dispensers filled. Waste and sanitary napkin receptacles shall be cleaned and disinfected. Receptacle liners shall be replaced.

Clean toilet stall surfaces, handrails and toilet paper holders.

DISINFECT SURFACES: Toilet stalls (enclosures), handrails, and toilet paper holders shall be free of watermarks, scum, mold, and any other foreign material.

Damp wipe the full surface area of all toilet stall partitions, doors, handrails, toilet paper holders, and waste paper receptacles utilizing a disinfectant deodorizer cleaner.

DAMP WIPING: All dirt, dust, water stains, spots, streaks, and smudges shall be removed from all partition surfaces.

Kitchenette/ Galley Area

Clean sink and countertops/tabletops with disinfectant cleaner.

DISINFECT: Sinks and countertops/tabletops to be cleaned with disinfectant cleaner to remove all drink and food stains, dirt, dust, smudges, fingerprints, spots, rust, mold, encrustations, and excess moisture. All chrome is to be polished.

Fill paper towel holder SERVICING: All supplies shall be provided and dispensers filled. X

Clean all exterior surfaces of all upper and lower cabinets.

CLEAN CABINETS: Clean all exterior cabinets to remove all fingerprints, food stains, smudges, dirt, grease, etc. Polish all cabinet hardware.

All cleaning materials and equipment must be stored properly upon completion of work in order to prevent hazards. Rags, brushes, mops, and other combustible materials used in cleaning that contain or retain a residue of animal, vegetable, or mineral oils are considered to be subject to spontaneous combustion and must be disposed of outside the buildings.
