STATEMENT OF WORK

BAYAMON II WAREHOUSE RACKING

SUMMARY: This Statement of Work is to purchase and installation of new fixed-height/selective racks and drive-in/drive through at warehouse facility located in Bayamon, Puerto Rico. The warehouse location is primarily used for commodity storage in support of disaster response. The warehouse is concrete floor slab with thickness from 8 to 12 inches and area is clear span with lowest ceiling height obstacle being the lighting which is approximately 33’ and ceiling mounted sprinklers above the floor. The warehouse portion of the location for racking totals 57,380 square feet with estimated area of 30,000 square feet for installation for minimum of 4,500 pallet positions. Contractor will complete all work within 45 days after receipt of an executed contract. Final racking position layout and pallet position shall be approved by FEMA.

DETAIL:

The contractor shall purchase and install all new fixed-height/selective and drive-in/drive through racking sufficient for minimum of 4,500 pallet positions. Selective racking rows will be set 5 levels high (4 plus 1 on the floor) to accommodate 40”x48”x55" high pallets with 5" forklift maneuvering space at levels 2-4 and 10" forklift maneuvering space at floor level. Drive-in/drive through racking rows/blocks will be minimum 6 deep by minimum 4 levels high (3 plus 1 on the floor) to accommodate 40”x48”x55” high pallet with minimum 10” clear height between pallets and beams.

The contractor shall use all new pallet racking that fully complies with manufacturer's recommendations, seismic requirements established by code for Puerto Rico seismic zone and for selective racks, ANSH MH 16.1:2012, "Specification for the Design, Testing, and Utilization of Industrial Steel Storage Racks” and recommendations as indicated in FEM Directive 10.02.07, “Design of Drive-In Pallet Racking.”

The contractor shall provide copy of the manufacturer’s specifications, seismic analysis of storage racks to include seismic calculations, engineer stamped schematic and technical specifications, wet stamp fire analysis and local permits to the Site Manager for quality assurance/quality compliance.

The contractor design shall provide rack storage arranged to minimize changes required in gangways and aisles to accommodate future partition walls for climate control of an area or specific section/block(s).

The contractor design shall fully support a variety of standard 4 wheel counterbalanced forklift with a capacity rating of up to 6,000 lbs, and stand-up counterbalance forklifts, and selective racking will require minimum aisle widths of 12' 6" foot for right angle stacking of standard 40 inch x 48 inch pallets, and minimum 10 foot traffic zone along interior perimeter and a minimum of 30 foot traffic zone along dock bay doors area.

The contractor shall install all rack columns, column guards, end of aisle guards by anchoring down to the concrete floor as described by the manufacturer’s installation specifications using their recommended bolts.

Column protectors will be minimum of 24” tall and attach only to the floor and be specifically designed to fit with the seismic compliant columns and base plates. Upright column protectors will not protrude or bolt to floor in pallet space area. The individual column protective devices will have a corrosion resistant coating applied to each to mitigate the environmental conditions (heat, humidity, and chemicals).

The contractor shall provide columns, beams, bolted frames and all parts that are either electro-statically immersed in epoxy paint or hot-dipped galvanized to ensure that the coating saturates every surface and provides enhanced corrosion resistance in humid climates and chemical storage environments.

The contractor shall install anchors in a quantity to meet upright frame seismic weight requirements. No less than 2 per base plate.

The contractor shall provide load capacity signs and install on all aisles.

SELECTIVE RACKS

The contractor shall use load beams 102" length with a minimum seismic weight allowance of 2,300 lbs. per pallet after installation (not including beam load error margin). Beam shall have caplock connectors.

The contractor, if any intended in design, shall use load beams tunnel area 144" length with a minimum seismic weight allowance of 2,300 lbs. per pallet after installation (not including beam load error margin). Beam shall have caplock connectors.

The contractor shall use load beams for single lanes 48" length with a minimum seismic weight allowance of 2,300 lbs. per pallet after installation (not including beam load error margin). Beam shall have caplock connectors.

The contractor shall use upright frame 288" height, with tear drop connector, 44" deep with a base plate sized to meet seismic requirements, and 12" row spacers with a minimum of 3 installed per set of uprights.

The contractor shall use wire mesh decking, over the beam or commonly referred as “waterfall-type” wire mesh decking with maximum 2 ½” x 4” mesh spacing. Wire mesh decking shall be installed in lieu of pallet supports and be hot-dipped galvanized to support corrosion resistance. Installation of wire deck must include screws.

DRIVE-IN / DRIVE THROUGH RACKS

The contractor included drive-in/drive through block configuration racking option, limited to less-than or equal to 60% of overall racking space, with minimum seismic weight allowance of 2,300 lbs. per pallet after installation, for pallets worked 40 inch wide by 48 inch deep.

The contractor installed guiding system at bottom of the racking uprights will be held to the floor using anchor bolts as indicated in manufacture specifications. Front protectors will also be installed.

The contractor installed rail will be structural roll form rails, bolted to rack arms attached to the pallet rack uprights.

The contractor installed drive-in/drive through racking will be maximum out-of-plumb upright in the cross-lane direction and down-lane direction of .5” per 10 foot.
