About this file
This document is a comprehensive specification manual for the Bridgman Aquatic Center Renovation and Ventilation Upgrades project in Bridgman, Michigan, prepared by Hallberg Engineering, Inc., and subject to oversight by the Architect and local building code authorities. The project encompasses substantial renovation work involving multiple trade divisions, including plumbing, HVAC systems, electrical work, and associated building systems. The specifications detail requirements for demolition, selective salvage, concrete work, masonry, structural steel, metal fabrications, roofing systems (including KEE membrane installation), interior finishes such as tiling and acoustical ceilings, and mechanical systems including domestic water heaters, pool plumbing systems, and pool dehumidification equipment. The document establishes general procurement procedures requiring substitution requests no later than ten days prior to bid opening, submission of detailed materials and equipment lists within seven days of contract award, and comprehensive shop drawing submittals within thirty days of contract award, allowing a minimum of fourteen days for engineering review. The project timeline requires coordination across multiple mechanical trades and will involve preinstallation conferences, phased installation work, and final field observations before substantial completion.
The specifications establish quality assurance requirements mandating that all equipment and materials be sourced from single manufacturers for compatibility, with acceptable substitutions subject to prior approval through addendum. Contractors are responsible for all costs associated with materials not listed in specifications or accepted through addendum process, as well as costs for re-do work resulting from failure to verify existing site conditions or coordinate with other trades. A one-year warranty is required for all mechanical systems and materials following final completion, with additional extended warranties specified for certain equipment such as pool filtration systems (ten-year parts warranty) and water heaters (five-year warranty). The specifications require comprehensive operating and maintenance manuals, record drawings, testing and balancing reports, and system startup documentation to be provided at project closeout. Training of Owner personnel on system operation is mandatory, and contractors must coordinate with utility companies to secure applicable rebates. All work must comply with current applicable codes including NFPA, ASHRAE, and state and local building and mechanical codes, with the higher standard taking precedence in cases of conflict.
