About this file

These are final construction drawings for a fire pump system replacement project at the Stratton Building (401 South Spring Street, Springfield, Illinois) prepared by the Illinois Secretary of State. The project involves replacing the existing fire pump and fire pump controller with a new horizontal split case pump (Aurora Pump Model No. 6-81-15E or pre-approved equal) rated at 1500 GPM flow at 90.0 PSI with a 100HP-480V-3PH-60HZ motor, installing a new fire pump controller (Tornatech Model GPS or pre-approved equal), and related piping, valves, and plumbing work in the partial basement. The scope of work includes demolition of existing equipment, installation of new sprinkler piping with gate valves and check valves, installation of a 10-inch RPZ (reduced pressure zone) backflow preventer assembly manufactured by Watts (Model No. 909-FAE or pre-approved equal), and installation of new domestic cold water piping with two new Read-O-Matic water meters. All work must comply with the 2018 International Building, Mechanical, Fuel Gas, and Fire Codes; 2021 International Energy Conservation Code; 2014 Illinois State Plumbing Code; 2017 National Electrical Code; and applicable Springfield ordinances. The construction documents reference a project number 25-081 with revisions dated August 5, 2026 and November 30, 2026.

The specifications require contractors to comply with NFPA 13 standards for sprinkler system installation, perform hydrostatic testing at minimum 200 psi for two hours or 50 psi in excess of maximum static pressure when exceeding 150 psi, and flush all piping to remove foreign substances before placing the system in service. Each trade contractor is responsible for obtaining all permits and inspections, paying applicable fees, and providing a one-year written guarantee covering all labor and materials from the date of substantial completion. Steel pipe connections up to 1.5 inches diameter shall be screwed or welded, while piping 2.5 inches diameter and larger shall be welded. Valve manufacturers must be pre-approved and include American Flow Controller, Kennedy Valve (ITT Grinnell), Mueller, or equivalents. The specifications establish detailed requirements for pipe and tube materials, fittings, unions, flanges, hangers, and valve installations consistent with ANSI/ASME standards. All work shall conform to prevailing wage requirements and OSHA regulations, with the contractor responsible for verifying all field dimensions and notifying the architect of any discrepancies.
