1.4 FAÇADE MAINTENANCE AND CLEANING

1.4.1 SPECIFICATIONS

Both painted and anodized surfaces, exposed to the atmosphere, collect soil and dirt, the amount of which may vary depending on geographic area, environmental conditions, finish, and location on the building. The simplest procedure is to flush the surface with water using moderate pressure to dislodge the soil. If soil is still adhering after drying, then a mild detergent will be necessary. When mild detergent or mild soap is necessary for removal of soil, it should be used with brushing or sponging. The washing should be done with uniform pressure, cleaning first with a horizontal motion and then with a vertical motion. Always clean coated surfaces down from top to bottom and follow with a thorough rinsing with clean water. Mild soaps or detergents ruled safe for bare hands should be safe for coated aluminum. Stronger detergents should be carefully spot tested and may necessitate rubber gloves, long handled brushes, etc. Proposed detergents along with MSDS (Material Safety and Data Sheets are to be included in the Cleaning Plan for approval by the COR.

With any soap or detergent, the finish should be thoroughly rinsed with clean water and dried.

Metal seams, crevices, sills, and any other area that may trap water, cleaner or dirt must be cleaned and thoroughly dried. These "trap" areas must be hand-wiped with absorbent towels or cloths to prevent streaks which will later cause discoloration. Inspect metal surfaces for any discoloration or stains not removed during cleaning operations. Soil or discoloration that are remaining should be manually cleaned in accordance with directions listed above until a satisfactory appearance is achieved. Stubborn surface soils should be scrubbed in a uniform direction using a nylon cleaning pad and cleaner solution. Never use aggressive alkaline or acid cleaners on aluminum finishes. Do not use cleaners containing trisodium phosphate, phosphoric acid, hydrochloric acid, hydrofluoric acid, fluorides, or similar compounds on coated aluminum surfaces. Strong solvents or abrasive cleaners can cause damage to surfaces.

Always follow the cleaner manufacturer's recommendations as to the proper cleaner and concentration. Test-clean a small area first. Different cleaners should not be mixed. It is preferable to clean the metal when shaded. Do not attempt to clean hot, sun-heated surfaces since possible chemical reactions on hot metal surfaces will be highly accelerated and non-uniform. Also, avoid cleaning in freezing temperatures or when metal temperatures are sufficiently cold to cause condensation. Surfaces cleaned under these adverse conditions can become so streaked or tainted that they cannot be restored to their original appearance. Apply the cleaning solution only to an area that can be conveniently cleaned without changing position. Thoroughly rinse the surface with clean water before applying cleaner. Minimize cleaner rundown over the lower portions of the building and rinse such areas as soon as practical.

If an aggressive cleaner is required for some other component of the building, care must be taken to prevent the cleaner from contacting the aluminum finish. COR’s approval is required in the event an aggressive cleaner is needed for some other component of the building. Do not use excessive abrasive rubbing to remove stubborn stains. Such procedures can produce an undesirable appearance or adversely affect the finish. Exterior aluminum is maintained and cleaned in strict adherence to North American published guidelines and the Aluminum Finish Vendors recommended instructions. Architectural Aluminum Manufacturers Association (AAMA) document “609 & 610-02 – Cleaning and Maintenance Guide for Architecturally Finished Aluminum” is followed when cleaning exterior and interior aluminum during and after the construction process.

All animal and insect dwellings discovered on the building facade (i.e., bird nest, wasp nest, etc.) should be immediately reported to the COR for instructions on the proper removal process.

1.5 GLASS MAINTENANCE AND CLEANING

1.5.1 SPECIFICATIONS

Glazing should be cleaned on the same schedule as the aluminum façade. Cleaning should begin at the top of the building and continue to the lower levels to reduce the risk of leaving residue and cleaning solutions on glass at the lower levels. Cleaning procedures should also ensure that the wind is not blowing the cleaning solution and residue onto already cleaned glass. It is strongly recommended that window washers clean a small area or one window, then stop and examine the surface for any damage to the glass and/or reflective coating. Flush glass surface with clean water to soften and remove as many contaminants as possible. Uniformly apply compatible cleaner to the surface using applicator methods. Remove all liquid from the surface with a microfiber cloth or cotton cloth immediately following the application of the cleaning solutions. Rinse immediately with clean water and remove any excess water from the glass surface.

Care should be taken to ensure that no metal, sand, or foreign particles become trapped between the cloth and the substrate. These particles, if allowed to contact the glass or polycarbonate surface, will mar and damage the glazing. All cleaning solutions should be dried from the window gaskets and sealants to avoid the potential for deterioration as a result of the cleaning process. Do not apply cleaners in direct sunlight or at elevated temperatures. Do not use razor blades or squeegees to clear hard-to-remove substances. Do not use abrasive or highly alkaline cleaners. Benzene, gasoline, acetone, MEK, and carbon tetra chloride should never be used on polycarbonate surfaces. Assume materials are not compatible unless they have been approved by manufacturer. The use of paper towels is not recommended.

Compatible Cleaners and Detergents for GLASS surfaces ONLY:

• Windex with Ammonia Free

• Palmolive or Joy Liquid

• Top Job

Exterior/Interior Glass is cleaned in strict adherence to North American published guidelines and the Glass Fabricator’s recommended instructions. Glass Association of North America (GANA) document “01-0300 – Proper Procedures for Cleaning Architectural Glass Products” is followed when cleaning exterior/interior glass during and after the construction process. The following "Do's" and "Do Not's" are offered as a supplement to the Glass Association of North America (GANA) Glass Informational Bulletin – Proper Procedures for Cleaning Architectural Glass.

The following are things to DO:

▪ DO clean glass when dirt and residue appear

▪ DO determine if coated glass surfaces are exposed

▪ DO exercise special care when cleaning coated glass surfaces

▪ DO avoid cleaning tinted and coated glass surfaces in direct sunlight

▪ DO start cleaning at the top of the building and continue to lower levels

▪ DO soak the glass surface with a clean water and soap solution to loosen dirt and debris

▪ DO dry all cleaning solution from window gaskets, sealants, and frames

▪ DO clean one small window and check to see if procedures have caused any damage

▪ DO be aware of and follow the glass supplier's specific cleaning recommendations

▪ DO caution other trades against allowing other materials to contact the glass

▪ DO watch for and prevent conditions that can damage the glass

▪ DO read the entire GANA bulletin on glass cleaning before starting to clean glass

The following are things to NOT do:

▪ DO NOT start cleaning without reading the entire GANA bulletin on glass cleaning

▪ DO NOT use scrapers of any size or type for cleaning glass

▪ DO NOT allow dirt and residue to remain on glass for an extended period of time

▪ DO NOT begin cleaning glass without knowing if a coated surface is exposed

▪ DO NOT clean tinted or coated glass in direct sunlight

▪ DO NOT allow water or cleaning residue to remain on the glass or adjacent materials

▪ DO NOT begin cleaning without rinsing excessive dirt and debris

▪ DO NOT use abrasive cleaning solutions or materials

▪ DO NOT allow metal parts of cleaning equipment to contact the glass

▪ DO NOT trap abrasive particles between the cleaning materials and the glass surface

▪ DO NOT allow other trades to lean tools or materials against the glass surface

▪ DO NOT allow splashed materials to dry on the glass surface

Silicone Sealant Maintenance and Cleaning: Cured silicone sealants in weatherproofing joints or remedial repair joints do not require cleaning in order to functionally perform as a weather seal.

However, the joints may become dirty, and it is desired by a building owner to clean them for aesthetic reasons. A mild detergent and water solution will remove any dirt from the sealant. A soft bristle brush can be used to loosen any dirt that did not easily release.

Glazing, Façade, Silicone Inspections: Inspecting the glazing, aluminum façade and silicone should happen at least twice a year during the scheduled cleaning. Glazing should be inspected for chips, cracks, condensation, and hazing. If glazing is deemed damaged, document and notify building manager. Silicone should be inspected for damage, poor adhesion, and voids in material.

If the sealant is damaged, and the bond is intact, document and notify building manager. Aluminum façade should be inspected to make sure glazing gaskets are not missing and secure. All exterior window trim should be inspected to make sure they are secure and not lose or rattling. All brise soleil exposed fasteners and all aluminum composite panels should be inspected to make sure they are secure and have not come loose.

1.6 OVERHEAD WORK SAFETY

Wall and window washers shall close off area(s) and post signs indicating the area(s) are closed to pedestrian traffic when working over entrances, traveled walkways or any area where people might cross below workers. Signs should indicate that personnel are working above. All equipment, apparatus or rope coils on the ground level shall also be marked off with cones and signs warning pedestrian traffic. Contractor shall provide safety cone and signs. Contractor shall work with COR with organizing area closures.

1.7 EXTERIOR WORK

If any items are moved away from wall surfaces or windows by contractor, they shall be returned to original location. Drippings from water and cleaning solution shall be thoroughly removed and wiped dry before returning items to their original locations.
