305 MXS 2201 Grissom Rd. JB-MDL, NJ 08641
The vendor shall supply and assemble all material outlined below to construct a modular building. No alterations, additions or deletions shall be made to the contract unless prior approval is given in writing by the Contracting Officer (CO).
Upon award the vendor will begin delivery of all required tooling, equipment and material to the hangar, building 2201, and ensure it is placed along the northwest wall at the center of the hangar.
Vendor must coordinate with the technical point of contact (TPOC) to ensure that all members of vendors construction team are vetted through Security Forces to gain access to base and allowed to move and work within the restricted area for the duration of service. Vendor must also ensure delivery drivers are given TPOC’s contact info to ensure materials are delivered and stored properly at the correct location. Vendor will have 45 business days to deliver all required tools, equipment and material. Once delivery is complete vendor will have 10 calendar days to complete the modular office construction. At the completion of service, the construction team will need to transport all waste material from the build site to the base recycle center, approximately ½ mile away.
The building must be anchored next to the inner garage door in the northern corner of bldg. 2201 outside of the yellow aircraft spacing lines and elevated 18” off the floor IAW UFC 3-101-01, with a façade on the southeastern and southwestern sides to cover the 18” rise gap/opening from the base to the hangar floor. It must have an 18’ x 28’ footprint, built with 2 floors. The northwest wall of the construction needs to be built 16” off the northwest wall of the existing structure and 5’ off the northeast wall of existing structure. Each floor must have sufficient LED lighting installed. Each floor must be 10’ tall with a 1’ drop ceiling to provide space for LED lighting, HVAC systems, electrical systems and fire suppression/detection systems IAW UFC 3-600-01, and sound buffer insulation. (The fire suppression/detection systems and equipment will be added by base Civil Engineering/contractor later in a different contract).
The walls may be from 2 - 6” thick with a class-A fire rating, insulated and provide routing and connections for 8 (dual plug) electrical and 8 (dual plug) Cat6 data plugs sets on both floors (refer to drawings for location/placement of plugs). There must be a 125-amp circuit breaker box installed in the northeastern corner on the northeastern wall to support a 120v system IAW UFC 3-520-01.
There should also be a junction box in the northeastern corner to allow for a single point of connection for data/comm.
The first floor requires 2 doors, one on the southwestern wall and one placed on the southeastern wall. Placement of doors may be modified at vendors discretion to allow for placement of required features. The first-floor doors will require three 6” steps up to each doorway IAW UFC 1-200-01. Both doors will have a tempered glass windows and lever lock handles. The first floor requires 7 windows, 3 on the southwestern wall and 4 on the southeastern wall. The second floor requires 9 windows 4 on the southwestern wall and 5 on the southeastern wall for a total of 16 windows.
The second floor requires a staircase with a 4’x4’ up to 6’x6’ landing extending from the door. The stairs will extend toward the southwest from the landing to ensure the footprint of the stairs does not protrude into the yellow aircraft spacing line. The door will be on the southeastern wall in the southeastern corner. The internal and external walls should be vinyl covered and white in color.
The ceilings should be white in color and the floor should finished in vinyl and gray in color.
The HVAC units will be cooling and heating systems, capable of supporting 500sq ft room IAW UFC 3-410-01, installed on each floor and may be wall mounted or cassette style units, installed along the northeastern wall. The drain tubes from both HVAC units needs to be routed to the southeastern corner of the northeastern wall and terminate 24” above the hangar floor.
