1. Please provide the current monthly elevator service pricing and billing rates with the incumbent, if possible.

The contract was valued at $359,274.00 for the base year plus the additional option years. Though this included services beyond elevator repair and maintenance. No specific information about the pricing and billing rates may be given.

2. When were the last CAT-1 and CAT-5 elevator tests performed? There were no tags in the elevator rooms indicating that any ANSI-required elevator testing has been performed in the past 5 years.

Due to the lack of historical data it cannot be determined when CAT-1 and CAT-5 elevator tests were last accomplished.

3. Please confirm that the awarded contractor will be expected to perform annual no-load (CAT-1) and five-year, full-load (CAT-5) testing on all units in the first year of the new agreement.

Yes, in the first year, CAT-1 and CAT-5 testing will be required of all units.

4. Please confirm that the cost of this testing is INCLUDED in the scope/covered work and cannot billed in addition to the monthly contract amount.

Yes, all testing is included in the scope/covered work.

5. Please confirm the expected service frequency for the elevators in the portfolio. We noticed that the elevators seem to all have a quarterly service frequency and the lifts semiannual. In the interest of providing a comparable evaluation of pricing and work intent for the bidding contractors, we were hoping to get clarification on what service frequency is expected. (For example, if we are to preform ANSI A17.1 2019-compliant service, the elevators should all be receiving a monthly Fire Recall system / keyswitch test and a log should be kept. If the facility intend to provide their own testing in this regard, we do not recommend any less than monthly service on the electric / traction elevators and every other month for the hydraulics, if not monthly for all).

Please consider all (electric and hydraulic) frequencies “monthly”.

6. What information about our firm would you like us to submit with the bid to demonstrate technical capability? Information on local staffing, area customer references, etc.

Please submit certification documentation on all technicians that would be performing services at Travis AFB and any other information you feel demonstrates your companies technical capability.
