About this file
This is a Questions & Answers document for solicitation FA301625Q0075 regarding the repair of an LG condenser unit (model# ARUB121DT3, Serial#MEZ53361821) in Building 4012. The document clarifies several technical aspects of the repair work, including that refrigerant recovery was included as a safety measure, contractors should focus only on recovery box#7, and the unit will be recharged with virgin R-410a after repairs. The government will not consider full system replacement if the unit remains non-functional after repairs.
Key logistics include: the unit is a 2012 model that has been non-operational for 1.5 years, no additional site visits will be scheduled beyond the one held on February 25, 2025, and contractors will only be responsible for work specified in the Statement of Work. The government is not aware of any supply chain constraints for components, and there are no diagnostic reports or maintenance records available. The document also clarifies that no work will be done to the compressor, despite earlier mentions in the SOW, and the government will remove conflicting language regarding refrigerant transfer versus recharging with virgin R-410a.

Repair Condenser unit #25, B4012
Q&A
1. It was mentioned that refrigerant has been removed, and the unit has been down for 1.5 years. The scope says to recover refrigerant. Are we to figure replacing refrigerant totally?
a. This process was included in the SOW for safety measures just incase there was any leftover refrigerant.
2. A leaking isolation valve was pointed out in the hallway during the site visit at heat recovery box #7. It was also mentioned that this leak was obvious due to the spots on the floor, however there may be others. Is this what you are referring to on page 2, bullet point 2?
a. Correct, contractors are to only focus on recovery box#7
3. Would you consider full replacement of the system if the unit still does not function properly after the scope of work is completed?
a. No, at the moment we will only focus on repairing the unit.
4. Once we are able to replace parts and the unit turns out to be not operational, what happens then?
a. Contractor will only be responsible in accordance with the SOW.
5. The condenser model number specified on page 2 does not match with the model number of the condenser on site, is bullet point 2 referring to the heat recovery leak?
a. Here is the correct model# ARUB121DT3 Serial#MEZ53361821 I will make these changes to the SOW
6. On page 1, bullet point 3; it mentions repairing the compressor. Nowhere else does it mention any work to be done to the compressor. Please clarify, if any, what specific work we are to perform to the compressor? And is this compressor #1 or #2, or both?
a. No work will be done to the compressor.
7. Manufacturer Confirmation: The SOW specifies Model# ARNU072DT3, Serial# MEZ53361819 but does not explicitly state the manufacturer. Could you please confirm the unit's manufacturer and system specs?
LG is the manufacturer.
8. Site Visit Request: We would like to request a site visit to inspect the unit and its location to better understand the scope of work and any potential access constraints. Could you please advise on the process for scheduling this if still possible?
Details of site visit was posted on SAM.gov. The site visit was held on February 25, 2025.
No additional site visits will be scheduled at this time.
9. Existing Condition Documentation: Are there any diagnostic reports, maintenance records, or photos of the current unit condition that could be shared?
Not at the moment.
10. Parts Availability Verification: To ensure we can meet the 5-day performance timeline, we need to verify parts availability. Are there any known supply chain constraints for this specific unit's components?
The Government is not aware of any chain constraints regarding unit components
11. Could you please provide the age of the condenser unit and clarify its current condition?
Specifically, is it operational but not heating or cooling, or is it completely nonfunctional?
2012 model and currently not operational
12. Does the government desire to completely recharge the unit with virgin R-410a after repairs?
Yes, the contractor shall recharge the unit with virgin R-410a repairs
13. There is a little confusion on the SOW. In one bullet, the SOW states to evacuate the refrigerant and then transfer it back once the repairs are complete. In the next bullet, the SOW states to recharge the system with virgin R-410a.
The government will clear the confusion and remove comment from SOW.
14. What is the brand and model and serial numbers of the unit to be repaired.
LG model# ARUB121DT3 Serial#MEZ53361821
15. The solicitation doesn't request any diagnosis. If replacing the parts listed in the scope is replaced and the unit still has the same or different fault, who is liable?
b. Contractor will only be responsible in accordance with the SOW.
