JBSA Lackland, TX Modular Office Space

QUESTIONS & ANSWERS: Cutoff date for contractor questions is 10:00am CST, 17 July 2023.

Question 1: Our booths are made from Insulated panels. Will you accept this material for this structure? We use this same insulated panel for all of the structures we provide in the U.S., Canada, and Mexico.

Government Response: The tech eval will be evaluated based on the salient characteristics document provided.

Question 2: Does the structure need to be built on site or can we build and ship as a modular structure?

Government Response: Structure will have to be built on site.

Question 3: What is the entry doorway size into the building? Would there be a large enough door to allow a prefabricated structure to be installed?

Government Response: Not Applicable. there is supply shelving in the way that cannot be moved to allow this to happen.

Question 4: Will the sprinkler head inside the building be raised if we make the structure 10’ tall?

Government Response: No modification to the sprinkler head is allowed.

Question 5: If we make the structure 10’ tall, will the water lines for the sprinkler above the building be compliant for minimum required clear distance?

Government Response: We will keep the structure at 8’

Question 6: Based off questions, 4 and 5 is no, should we look at just leaving the building at 8’ instead of 10’ high?

Government Response: we will keep the structure at 8’

Question 7: By expanding the size of the room, Is only 1 sprinkler head inside the office going to be adequate to meet your fire codes? (If not I have a proprietary option that is WAY LESS costly than the traditional solutions)

Government Response: Base Safety and Fire and CE approved the new building.

Question 8: Paragraph 3.9 states “Fluorescent” lights. Are you O.K. if we provide LED lighting instead?

Government Response: LED are authorized.

Question 9: Regarding paragraph 3.13, One of your folks that works in that office mentioned that he would like the ability to only turn ½ the lights on at times as it can get bright in there with all of them on making it difficult to work on a computer at times. Is this acceptable for us to provide as an option?

Government Response: Yes

Question 10: Paragraph 3.10 calls out the electrical outlets. Do you want the standard two socket outlets, or would you prefer we provide the 4 socket quad outlets?

Government Response: Standard two socket

Question 11: We would like to present an option for a mini split AC unit as mentioned but use “in the ceiling cassettes” instead of the traditional wall mounted unit. This installs the same way, but the line sets would run to the cassettes mounted in the drop ceiling in several locations in the building instead of just having one central source of air discharge. This allows for better coverage of conditioned and heated air.

Government Response: please quote the regular mini split specified.

Question 12: I noticed that there is a SERVER and a SECURITY CAMERA set up mounted to plywood on the walls. Do we need to reinforce the wall panels where those be going or will you just put plywood back up when reinstalling the electronics?

Government Response: Vendor will reinstall the electronic panels on the plywood.
