FOR
INSTALLATION OF MODULAR OFFICE SPACE
IN BLDG. 5423
JBSA-Camp Bullis
PERFORMANCE WORKSTATEMENT
INSTALLATION OF MODULAR OFFICE SPACE IN BLDG. 5423

1 DESCRIPTION OF WORK/PRINCIPAL FEATURES.
Project Location: 4301 Wilkerson RD, JBSA-Camp Bullis, Bldg. 5423.
Work shall be done with the work area clear of government personnel. The contractor shall coordinate all work with Mr. Detra Whitfield/ (210) 671-6177, Mr. John Henkelmann/ (210) 671-3768.
2 Description of Work: The project shall consist of actions, services, and duties to complete the disassembly of existing modular office space and install new modular office space, in bldg. 5423. Wall tracks shall be fastened to the floor a minimum every 6’ using lag bolts and lead shield ¼” x 1-½” galvanized bolt or self-drilling self-tapping concrete fasteners. The old office sections will be stacked and placed in the grass area on the northeast side of bldg.
5423.
3 Bldg. 5423 new modular office space shall be 28’L x 10’6” W x 10’H with two doors and two windows.
3.1 Four wall, interior modular office
3.2 Panels 2-5/8" thick, 4' wide and 10' high.
3.3 Panel finish 6 mil., class A fire rated, textured vinyl (bone color).
3.4 Panel constructed of gypsum board with a specially formulated core, superior fire barrier compared to regular drywall.
3.5 Panels sized to accept standard electrical boxes.
3.6 Non-load bearing roof deck will be 22-gauge steel with drop ceiling.
3.7 2’x4’ acoustic ceiling tile with R19 ceiling insulation between.
3.8 Electrical receptacles, light fixtures, and data boxes are prefabricated with wiring assemblies allowing components to snap together. (Electrician required only to wire the breaker panel)
3.9 (6) 2’X4’ recessed fluorescent light fixtures centered south to north at 3’ and 7’ and centered west to east at 7’, 14’ and 21’ (refer to attached layout).
3.10 (8) 110v electrical receptacles 18” from the floor on the north and south from west wall at 7’, 13’, 16’, 21’ (refer to attached layout)
3.11 (8) data boxes (LAN connections) 18” from the floor on the north and south from west wall at 7’, 13’, 16’, 21’ (refer to attached layout)
3.12 (2) Fixed windows 46 ½” wide x 35 ½” high x 1/4” thick tempered safety.
3.13 (2) 3 Way light switches. One adjacent to each door approximately 55” from the floor and on the east side of the door.
3.14 (2) Exit & Emergency LED light w/ battery backup
3.15 (2) 3' x 7' Steel split door with window
3.16 (2) Medium duty door closers
3.17 (2) Locksets with American with Disabilities Act (ADA) compliant door lever
3.18 Bldg. 5423 window locations:
3.18.1 Shall have two windows 36” above the floor on the south wall.
3.18.2 South wall windows shall be centered 10’ from west wall and 10’ from east wall.
3.19 Bldg. 5423 shall have two doors:
3.19.1 North wall door shall be 72” from west wall.
3.19.2 South wall door shall be centered at 14’ from west wall.
3.20 (1) 18,000 BTU ductless air conditioner
3.20.1 Type: Wall Mounted on north wall.
3.20.2 Operating Mode: Heating and Cooling
3.20.3 Number of Zones: (1)
3.20.4 Refrigerant Type: R-410A
3.20.5 Base Pan Heater Included: Yes
3.20.6 Cooling BTU: 18,000 BTU
3.20.7 Cooling Capacity: 18,000 BTU
3.20.8 Electrical 230-volt 20 amp
3.21 Contractor shall be responsible for drilling hole for A/C lines, electrical, and mounting condenser on the north wall of bldg. 5423. Bldg. 5423 is constructed of metal with steel beams.
3.22 Contractor shall not work nor store materials in a manner that would hinder or otherwise block pedestrian/vehicle traffic in the immediate area particularly student access to the warehouse. Storage of materials/equipment shall be coordinated with the Contracting Office.
4 HOURS OF PERFORMANCE:
When working at Government facilities, work shall be accomplished during normal duty hours (0730-1630), Monday through Friday, unless otherwise approved by the Contracting Officer. The contractor shall not schedule work on the following Federal Holidays: New Year’s Day, Martin Luther King Day, Presidents Day, Memorial Day, Juneteenth Day, Independence Day, Labor Day, Columbus Day, Veterans Day, Thanksgiving and Christmas.
If the holiday falls on a Saturday, it is observed on the preceding Friday. If the holiday falls on Sunday, it is observed on the following Monday. If a holiday falls on a scheduled service day, the contractor shall be responsible for rescheduling services for the first day post the holiday observance, unless otherwise instructed by the COR.
4.1 NON-STANDARD HOURS OF PERFORMANCE:
When the contractor desires to work other than standard times, a written request shall be submitted to the COR for approval. Written approval from the COR must be received before proceeding with the work. The request shall be submitted at least five (5) workdays prior to the proposed performance of work, and it shall indicate the day/days, time/amount of work, and reason why performance is necessary during nonstandard hours.
5 BASE FIRE REGULATIONS:
The contractor shall comply with all JBSA-Lackland Fire Regulations. All fire and safety regulations shall be enforced.
6 SITE MAINTENANCE AND CLEANUP:
6.1 The contractor shall, as conditions permits, keep a clean and neat working environment, free of such items as excess trash, construction debris, etc., while performing the requirements of this contract.
6.2 All materials, such as, but not limited to tools, debris, and trash that belong to the contractor shall be removed from JBSA Lackland at the end of each workday.
6.3 Contractor generated refuse shall be stored in a waste container provided by the contractor and hauled away from site to a disposal area located outside the physical boundaries of the installation.
6.4 The contractor shall adhere to all Federal, State and Local regulations when disposing of waste outside the physical boundaries of the installation.
6.5 All work performed shall be current to industry and code standards and ready for instantaneous use by the government (fully turnkey systems and components).
7 RECORDS MANAGEMENT:
The contractor shall manage all data created for Government use or legally controlled by the Government, in support of the functional activity or required by AF publication, IAW with the AF Records Management procedures in Air Force Instruction (AFI) 33-322, Air Force Manual (AFMAN) 33-363 and Air Force Instruction (AFI) 33-364 (or their subsequent replacements).
8 INSPECTIONS AND ACCEPTANCE:
Inspection and acceptance will be at the project site by the Contracting Officer and/or 37 TRSS/DOR, Mr. John Henkelmann, (210) 671-3768/ Mr. Detra Whitfield (210) 671-6177.
3 Bldg. 5423 new modular office space shall be 28’L x 10’6” W x 10’H with two doors and two windows.
