About this file

The document is a detailed exterior specifications file for the Greenville County Slater Hall Community Center Historic Rehabilitation project in South Carolina. The specifications outline comprehensive exterior renovation requirements, including the removal of existing aluminum siding, underlying Styrofoam insulation, and preparation of wood surfaces for repainting. The project involves replacing up to 1,000 linear feet of damaged siding, with additional replacement costed per linear foot, and includes specific requirements for window casing replacement, drip edge installation, and window reconstruction in side rooms. The specifications provide precise instructions for surface preparation, priming, painting, and materials, with a focus on preserving the historic character of the building.

The project includes detailed painting specifications using specific colors from Benjamin Moore (CC-50 for siding, CC-40 for trim) and Sherwin Williams Super Paint, and mandates special handling of lead-containing paint through proper containment and abatement procedures. Window treatments involve installing Sunbrella "Mason Forrest Green" fabric awnings, and surface preparation requires hand scraping and careful removal of deteriorated materials. The specifications also provide specific guidance for brick foundation and chimney paint removal using Peel Away 1 or an approved alternative, emphasizing a preservation-focused approach to the rehabilitation of this historic community center.

Siding Remove aluminum siding and accompanying trim and fasteners. Gutters may need to be removed and reattached to remove and prep below them.

Remove, underlying Styrofoam insulation.

Prep wood siding using hand scraping, do not use orbital sanders. Remove all loose and flaking paint, feather all transition between bare wood and paint layers. Fill all gouges and rough areas with exterior wood filler (no bondo). Remove silvered wood to provide good adhesion for primer and paint. Apply metal primer to all fasteners.

Important: The underlying paint contains lead. Follow all applicable lead containment and abatement requirements.

Replace all rotten or damaged siding with new that matches the dimension and profile of the original. Plan for 1,000 feet of replacement. Provide cost per linear foot for anything above 1,000 feet.

Prime all new siding on all six sides using a slow drying oil based primer.

Install all replacement siding using galvanized or stainless steel fasteners.

Replace all missing or damaged drip edge above windows using new drip edge that matches the original in dimension and profile, refer to front windows under porch for reference if necessary. Use sapele or azec for material.

Window casing, replace all currently exposed window casing with new material that matches the original in dimension and profile. Same priming and fastener requirements as the siding apply.

Repainting Prep all exterior wood using hand scraping, do not use orbital sanders. Remove all loose and flaking paint, feather all transition between bare wood and paint layers. Fill all gouges and rough areas with exterior wood filler (no bondo). Remove silvered wood to provide good adhesion for primer and paint. Apply metal primer to all fasteners.

Prime exterior metal surfaces with a rust inhibiting metal primer.

Prime all surfaces by hand using slow drying oil-based primer.

Caulk all vertical joints and where the siding and window and door drip edges meet.

Paint all surfaces by hand using Sherwin Williams super paint or better. Colors: Siding Benjamin Moore CC-50, Trim CC-40.

Awnings Awnings on all windows not under the front portico. Angled fabric awings, fabric on face and sides. 36” projection, Awning to be mounted to face of casing 1 inch from outside edge, run from just under drip edge to the meeting rail of the sash, loose scalloped edge hanging below frame. Fixed aluminum frame, Sunbrella “Mason Forrest Green” fabric.

Windows Windows are missing in the side rooms where large louvered vents currently exist. Reconstruct to match the remaining windows in those rooms including interior and exterior trim. Construct using Sapele. Match siding specs for prep, paint and fasteners.

Brick Foundation and chimney The red paint applied to the foundation and the rear chimney should be removed using Peel Away 1 or approved alternative. No abrasive removal should be undertaken on any surface.
