3.4.1 The following are Authority's specifications for cleaning of high rise glass, wall, and canopies and other surfaces to be performed under this Contract. These specifications reflect recommendations of specialty consultants, and when available the maintenance specifications recommended by the manufacturers of the various materials to be cleaned.

3.4.2 Windows/Skylights and other Surfaces. The Contractor shall perform the following functions:

3.4.2.1 Dust, wash, and clean windows to remove all loose and adhered soil impregnated matter from the entire surface area (including, but not limited to, all sills, sunshades, louvers, muntons, mullions, connecting pipes, related supporting structures and light fixtures).

3.4.2.2 All windows and skylights should be thoroughly wet down and agitated, and all moisture removed with a squeegee. Moisture must also be removed from all sills, sunshades, louvers, muntons, and mullions, connecting pipers, related supporting structures and light fixtures. Pressure washing may not be used to clean skylights.

3.4.2.3 Light fixtures, stainless steel, aluminum and other metal surfaces (including support structures and beams) shall be dusted and cleaned to remove all dirt and adhered and/or impregnated matters.

3.4.2.4 Specialty Vertical Surfaces: Wash and clean entire areas. Remove all dust, dirt, gum, smudges, fingerprints, adhered and impregnated matter. Dry and remove all streaks from surface ledges adjoining windows, window frames/sills. The surfaces shall have clean, uniformed appearance, be free of streaks, spots, and other evidence of removable soil.

3.4.3 Canopy Areas and Supporting Structures. The Contractor shall perform the following:

3.4.3.1 Supporting Structures shall be cleaned with the canopies; provided, however that the supporting structures shall only be cleaned with clean water and a pressure washer.

3.4.3.2 Large areas can be cleaned more efficiently using equipment that applies the soap solution directly. Two methods of application can be used: 1) a car wash brush on the end of a wand that applies the soap/hot water solution under pressure, and 2) a pressure washer that applies the soap solution, loosening the dirt, while a second worker rinses the area with water, using a hose.

3.4.3.3 When using the soft car wash-type brush, Contractor shall ensure that the soap solution is prepared properly so that the final mixture has the appropriate ratio of .33 oz. soap per U.S. gallon of water.

3.4.3.4 When using the pressure washer with a soap mixture, Contractor shall ensure that the final mixture ratio is .33 oz. per U.S. gallon of water. The nozzle used shall have a flat, fan-like spray, and the nozzle shall never be held closer than two feet from the surface. Any closer than this can damage the fabric and the coating. If the spray pressure hitting the fabric is painful to your hand (test it to see), reduce the pressure and back farther away from the membrane.

3.4.3.5 After any cleaning effort using the soap solution, Contractor shall thoroughly rinse all soap off the membrane using clean water.

3.4.3.6 The use of a pressure washer to clean the fabric presents a high risk of membrane damage if operated carelessly or improperly. Pressure washer streams using excess pressure can quickly abrade the PVC coating or even cut the membrane. If the soil resists the pressure washer, use a car wash-type brush to agitate the soil and loosen it.

3.4.3.7 Contractor is responsible for replacing any canopies which are damaged by use of wrong equipment, wrong cleaning materials, by using the pressure washer too close to the canopies,…
