About this file
This document contains vehicle storage facility requirements for Government use, revised August 9, 2023.
The Government seeks a light industrial space of 2,500 to 3,500 square feet for storage and maintenance of full-size Sport Utility Vehicles (SUVs) and related equipment, allocating approximately 500 square feet per vehicle. The facility must provide 24-hour, seven-day-a-week access and include a grade-level roll-up door sized to accommodate SUVs, a separate pedestrian access door, and a grade-level concrete slab capable of supporting vehicles weighing approximately 10,500 pounds plus an additional 2,000 pounds for equipment and personnel. Required utilities include standard 110-volt electrical service, standard overhead lighting suitable for vehicle maintenance work, cold water service for maintenance and a utility sink, and a restroom with one toilet and sink providing both hot and cold water. The facility must feature floor-to-ceiling solid perimeter walls to prevent unauthorized access, exterior windows that are frosted or blackened for security, and may include an existing private office if available. The Government will handle all information technology cabling installation and tenant improvements, with no lessor-provided tenant improvement allowance. The facility can be either a standalone building or multi-tenant space, provided no exterior signage identifies Government occupancy. The Government reserves the right to install high-security locks, electronic access controls, intrusion detection systems, and security cameras within the space.
