1.0 INTRODUCTION

On September 17, 2026, Aaron Girard of Atlas Technical Consultants, LLC. (Atlas) conducted a mold assessment and air testing at the above referenced site.

Atlas mobilized to the site and conducted an assessment for mold growth and moisture conditions conducive to mold growth in suspect moisture impacted areas throughout building 269 headquarters offices. The assessment was limited to accessible areas and did not include interior sections of heating, ventilating and air-conditioning (HVAC) units, associated ductwork and within enclosed wall or ceiling cavities.

2.0 SCOPE OF WORK

The scope of the project included:

➢ Conduct an inspection of accessible surfaces to identify the presence of visible and/or suspected mold growth or conditions conducive to mold growth,

➢ Collection/analysis of four-(4) bioaerosol air samples from representative locations to identify and evaluate mold spore types and concentrations in the indoor environment,

➢ Collect measurements for general indoor air quality (IAQ) parameters (temperature and relative humidity) were collected at each of the mold air sample locations.

➢ Report of Findings with summary of findings from the site assessment and copies/interpretation of laboratory analytical results.

Atlas performed the assessment in a manner consistent with the level of care and skill ordinarily exercised by environmental professionals practicing in this field.

3.0 EVALUATION CRITERIA

3.1 Bioaerosols

Bioaerosol sampling provides data to help determine if an indoor source of airborne mold spores is present in a space. There are currently no legal standards governing permissible levels of mold spore exposures or clearance levels for re-occupancy of a mold remediated area. Mold is naturally present outdoors and airborne spore concentrations change continually. Atlas relies upon current scientific literature, guidelines or recommendations made by professional organizations and experts, and statistical methods in interpreting mold sampling results. Current industry standards (as listed at the end of this report) recommend that the mold spore concentrations in an indoor environment be similar to the outdoor ambient air concentrations present at the time of the survey, as evidenced in the Outdoor Reference Sample. When no indoor mold sources are present, indoor airborne mold spore concentrations and types should be qualitatively similar to and quantitatively lower than outdoors, indicating that indoor mold reservoirs and/or amplification (growth) sites are not present. An indoor concentration of a

Page | 2 particular species that is statistically higher than the outdoor concentration is considered a possible indicator of an indoor source of fungal spores.

Spore trap sampling is used for collecting airborne fungal spore samples. It is capable of measuring total mold spore concentrations as spores per cubic meter of air (spores/m3) and identifying general spore types. High variability in mold spore concentrations will exist in different geographic locations, during different seasons and weather patterns, and over the course of a given day.

3.2 General Indoor Air Quality Parameters

Measurements for temperature and relative humidity were collected using a TSI IAQ-CALC Indoor

Air Quality Monitor at representative interior and exterior locations. General air quality parameters are typically good indicators of adequate ventilation and overall perceptions of air quality in a building.

Temperature: The American Society of Heating, Refrigerating and Air-Conditioning

Engineers (ASHRAE) has published recommendations regarding thermal comfort in

ASHRAE Standard 55-2017, Thermal Environmental Conditions for Human Occupancy. The standard indicates that temperatures between 68 and 79 degrees Fahrenheit (°F) may be acceptable, depending on the season and relative humidity.

Relative Humidity: The ASHRAE Standard 55-2017 does not provide recommendations for maintaining indoor relative humidity within a specific range but it does establish an upper boundary for dew point at 62.2°F. This upper threshold dew point occurs at varying combinations of temperature and relative humidity (i.e. approximately 65% relative humidity at an ambient temperature of 72°F). An additional guideline regarding indoor air relative humidity exists in ASHRAE Standard 62.1-2016 (Ventilation for Acceptable Indoor Air

Quality) that establishes a maximum relative humidity level of 65% where air-conditioning systems with dehumidification capability are installed.

4.0 METHODS

4.1 Visual Assessment

Atlas conducted a visual assessment of accessible areas to identify the presence of visible and/or suspected mold growth or conditions conducive to mold growth. Atlas did not use destructive methods (such as opening wall cavities) to access hidden or inaccessible areas.

A GE Protimeter SurveyMaster penetrating and surface scanning moisture meter was used to assess for the presence of elevated moisture levels in suspect moisture impacted surfaces/materials. Moisture measurements were collected in known dry locations for comparison to measurements in suspect locations using the scale programmed into the instrument for the building materials being tested.

Page | 3

4.2 Bioaerosol Sampling

Air sampling was conducted using Allergenco-D sampling cassettes and a high-volume air sampling pump calibrated at 15 liters a minute. Four-(4) fungal spore trap air samples were collected as part of this limited assessment. Air samples were submitted to Eurofins EMLab P&K in Ft. Lauderdale, FL (AIHA EMLAP #173067) for direct microscopic analysis and fungal spore identification. (A copy of the laboratory analytical results is attached.)

4.3 Temperature and Relative Humidity Measurements

IAQ parameter measurements included temperature and relative humidity. The measurements were collected using a TSI IAQ-CALC instrument. Direct-read measurements were taken at various locations throughout the interior and exterior of the structure. The instrument was allowed to stabilize in each area prior to recording the measurements.

5.0 FINDINGS AND DISCUSSION

5.1 Findings

1st Floor – Offices 14-16 South Office Section At the time of the assessment, indoor relative humidity was elevated. “Spotty” mold growth was identified on office content items, desk, tables, and chairs. Visible mold growth was also observed on wood base trim, crown molding, cove base and wallpaper throughout office area.

1st Floor – Offices 2-6 Administration Offices At the time of the assessment, indoor relative humidity was elevated. “Spotty” mold growth was observed on desk, and wood cabinets. The mold growth appears to be the result of elevated indoor humidity levels.

5.2 Bioaerosol Sampling Results

A summary of fungal spore trap analysis is provided in the following table. Air concentrations of individual groups are expressed in spores per cubic meter of air (spores/m3). The analytical laboratory report and chain of custody are provided as an attachment to this report.

Interpretation of airborne fungal spore concentrations is based upon comparisons between interior and exterior sample locations and interior complaint area versus interior non-complaint area sample locations. Ideally, interior fungal spore concentrations should be quantitatively less and qualitatively similar to the mold spore types and concentrations found at the exterior and the other interior sample locations.

Bioaerosol sampling results indicated the following:

1. Total fungal spore concentrations were found to be lower at the interior air sample locations compared to the exterior air sample location.

2. Fungal spore types identified were generally not qualitatively similar between the

Office14D sample location and the other interior and exterior air sample location.

3. Air sample results indicated the presence of significant concentrations of unusual/abnormal fungal spore types at the 1st Floor office 14D southwest corner of building air sampling location.

Spore types listed without a count or data entry were not detected during the course of the analysis for the respective sample, indicating a raw count of <1 spore.

† The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods. Also, some species with very small spores are easily missed, and may be undercounted.

††Background debris indicates the amount of non-biological particulate matter present on the trace (dust in the air) and the resulting visibility for the analyst. It is rated from 1+ (low) to 4+ (high). Counts from areas with 4+ background debris should be regarded as minimal counts and may be higher than reported. It is important to account for samples volumes when evaluating dust levels.

The analytical sensitivity is the spores/m^3 divided by the raw count, expressed in spores/m^3, per spore and per sample.

For more information regarding analytical sensitivity, please contact QA by calling the laboratory.

†The 'Typical Outdoor Data' represents the typical outdoor spore levels for the location and time frame indicated. The last column represents the frequency of occurrence. The very low, low, med, high, and very high values represent the 10, 20, 50, 80, and 90 percentile values of the spore type when it is detected. For example, if the frequency of occurrence is 63% and the low value is 53, it would mean that the given spore type is detected 63% of the time and, when detected, 20% of the time it is present in levels above the detection limit and below 53 spores/m3.

These values are updated periodically, and if enough data is not available to make a statistically meaningful assessment, it is indicated with a dash.

§ Total Spores/m3 has been rounded to two significant figures to reflect analytical precision.

* The spores in this category are generally capable of growing on wet building materials in addition to growing outdoors. Building related growth is dependent upon the fungal type, moisture level, type of material, and other factors. Cladosporium is one of the predominant spore types worldwide and is frequently present in high numbers. Penicillium/Aspergillus species colonize both outdoor and indoor wet surfaces rapidly and are very easily dispersed. Other genera are usually present in lesser numbers.

** These fungi are generally not found growing on wet building materials. For example, the rusts and smuts are obligate plant pathogens.

However, in each group there are notable exceptions. For example, agents of wood decay are members of the basidiomycetes and high counts of a single morphological type of basidiospore on an inside sample should be considered significant.

The "Typical outdoor ranges" and "Freq. %" columns show the typical low, medium, and high spore counts per cubic meter and the frequency of occurrence for the given spore type. The low, medium, and high values represent the 2.5, 50, and 97.5 percentile values when the spore type is detected. For example, if the low value is 53 and the frequency of occurence is 63%, it would mean that we typically detect the given spore type on 63 percent of all outdoor samples and, when detected, 2.5% of the time it is present in levels below 53 spores/m3.

* The Friedman chi-square statistic is a non-parametric test that examines variation in a set of data (in this case, all indoor spore counts). The null hypothesis (H0) being tested is that there is no meaningful difference in the data for all indoor locations. The alternative hypothesis (used if the test disproves the null hypothesis) is that there is a difference between the indoor locations.

The null hypothesis is rejected when the result of the test is greater than the critical value. The critical value that is displayed is based on the degrees of freedom (dF) of the test and a significance level of 0.05.

** An agreement ratio is a simple method for assessing the similarity of two samples (in this case the indoor sample and the outdoor summary) based on the spore types present. A score of one indicates that the types detected in one location are the same as that in the other. A score of zero indicates that none of the types detected indoors are present outdoors. Typically, an agreement of 0.8 or higher is considered high.

**** MoldSCORE™ is a specialized method for examining air sampling data. It is a score between 100 and 300, with 100 indicating a greater likelihood that the airborne indoor spores originated from the outside, and 300 indicating a greater likelihood that they originated from an inside source. The Result displayed is based on the numeric score given and will be either Low, Medium, or High, indicating a low, medium, or high likelihood that the spores detected originated from an indoor source.

MoldSCORE™: Spore Trap Report

†The spores of Aspergillus and Penicillium (and others such as Acremonium, Paecilomyces) are small and round with very few distinguishing characteristics. They cannot be differentiated by non-viable sampling methods.

‡Rated on a scale from 100 to 300. A rating less than 150 is low and indicates a low probability of spores originating inside. A rating greater than 250 is high and indicates a high probability that the spores originated from inside, presumably from indoor mold growth. A rating between 150 and 250 indicates a moderate likelihood of indoor fungal growth. MoldSCORE is NOT intended for wall cavity samples. It is intended for ambient air samples in residences. Using the analysis on other samples (like wall cavity samples) will lead to misleading results.
