About this file

This document is an addendum to a Request for Qualifications (RFQ) for a 2-step Construction Manager-at-Risk (CMR) process to construct a 50-bed maximum security facility in Lubbock, Texas. The RFQ solicits responses from qualified CMRs to provide services for the design and construction of an approximately 85,000 square foot project that will include private patient rooms, shared and specialized support spaces, administration areas, diagnostic and treatment space, as well as support services. The Project schedule is critical, and HHSC plans to have a Guaranteed Maximum Price (GMP) at the end of the design development package or 50% construction documents. The CMR will be required to provide BIM coordination services throughout the project.

The addendum provides responses to questions received, attendance rosters from pre-submittal webinars, and a HUB subcontracting plan training presentation. The HUB subcontracting plan training covers the different subcontracting method options, required HSP pages, justification for self-performing work, Good Faith Effort documentation, and other special reminders for submitting a compliant HSP.
