About this file

This document is a Request for Proposal (RFP) issued by Baylor University for facility management and maintenance services across the campus. The RFP seeks proposals from qualified and experienced firms to provide these services. It requires respondents to submit information on their qualifications and experience, approach and methodology, obstacles and challenges, alternatives and innovations, and a detailed cost and fee schedule. Key personnel to be assigned to the contract must be identified, and any potential conflicts of interest must be disclosed. The contract term is not specified, but the RFP indicates the selected contractor will not be permitted to remove or replace key personnel during the first 12 months of the contract, except in certain uncontrollable circumstances.

The RFP provides detailed instructions on the required cost and fee schedule, including labor, subcontractor, vehicle, tools and equipment, materials and supplies, and general operations/overhead costs. Proposers must also provide markup percentages for labor, subcontracted support, and materials. The number of staff/employees to be assigned to the contract must also be specified for each year. The RFP does not mention any set-asides, incumbents, or funding information.
