The Texas A&M University System

RFP-22-3483 - CMAR Request for Proposals

Athletics Complex Phase II

Texas A&M University-Texarkana

Texarkana, Texas

The Texas A&M University System Office of Facilities Planning & Construction (FP&C) on behalf of the Board of Regents of

The Texas A&M University System (Owner) and Texas A&M University-Texarkana, is accepting proposals for the selection process to enter into a contract with a Construction Manager at Risk (CMAR) firm to provide pre-construction services such as constructability guidance, cost estimates, and construction schedules; provide a Guaranteed Maximum Price (GMP); and perform complete construction services consistent with the CMAR construction delivery process as utilized by The Texas A&M University

System for the Athletics Complex Phase II (#22-3483) for Texas A&M University-Texarkana in Texarkana, Texas.

The Athletics Complex Phase II project includes the construction of a Football Practice Field and Track facility as well as a competition Tennis Complex. The Football Practice Field/Track site will include a 5,269 GSF metal support building containing basic dressing areas for home and visiting teams, two individual restrooms, four offices, and secured outdoor storage. The restrooms are intended for use by players and staff, while fan restrooms will be provided in the shared plaza as part of the

Baseball/Softball project.

The football practice field will consist of synthetic turf, including the playing field, team areas, and coaches' boxes, with the interior of the track consisting of irrigated natural grass. The facility will include two NCAA-compliant goal posts, a scoreboard/game clock, and LED field lighting at four locations around the field. The track will feature an eight-lane NCAA

Division II-compliant running surface and will include throwing and field event areas for shot put, discus, javelin, long jump, triple jump, high jump, and pole vault, with natural turf sod in the throwing areas.

Modular aluminum bleachers with a capacity of approximately 250 will be installed with the ability to expand in the future as demand increases. The site will be located below the grade of the planned plaza connecting the Baseball/Softball complex, creating a berm along the east side of the track. The final design of the berm will be determined during the design phase and may affect the overall project cost.

The Tennis Complex will meet NCAA Division II standards and include eight uncovered tennis courts with a central, covered viewing deck.

The Planning Amount for the project is $16,039,600, which includes an Amount Available for Construction Contract (AACC) of

$13,055,836. Fees, furnishings, other work, miscellaneous expenses, and contingencies make up the balance of the Planning

Amount.
