Summary
This addendum modifies the contract documents for the Tarleton State University Administration Annex II IT Service Desk renovation project (Project Number 2452, Solicitation 11-25-0003) managed by SSC Service Solutions in Knoxville, Tennessee, with architectural services provided by Chesney Morales Partners, Inc. in San Antonio, Texas. The project encompasses a comprehensive interior renovation of approximately 3,062 square feet including demolition of existing partitions and finishes, construction of new walls and spaces, installation of a gaming lounge (105A), unisex restroom (105T), new device repair shop (105Q), technology inventory area (105Q.A), collaborative workspace (105R), and help desk consultation area (105B). The addendum addresses 38 architectural questions, 17 MEP (mechanical, electrical, plumbing) questions, and 9 technology questions, clarifying scope requirements such as flooring specifications, wall construction details, ceiling modifications, signage, door hardware, and mechanical/electrical systems. Key clarifications include confirmation that temporary utilities and permit fees are not required by the contractor, existing wood flooring is to remain with new flooring installed over it, all furniture is to be moved by the contractor, and a $5,000 allowance is provided for floor leveling. The proposal submission deadline was December 3, 2025, at 2:00 PM, with an anticipated contract award in January 2026.
The addendum includes revised drawings and specifications reflecting corrections to wall thicknesses, ceiling grid layouts, plumbing fixture specifications, and electrical requirements. Notable changes include updated details for the unisex restroom water-proofing membrane and floor drain configuration, clarification that fire caulk is only required at fire-rated walls, and confirmation that mockups are not required. Contractor responsibilities include providing permanent door cores for keying by the university, managing all existing data cabling demolition, coordinating with campus information technology for wireless access point and security camera installations, and ensuring compliance with Tarleton State University standards for hardware, finishes, and specifications. The project involves coordination with multiple building systems including existing fire alarm systems (Honeywell brand), HVAC controls, and data infrastructure, with specific requirements for technology installations including card access at four new door locations and camera placements. Additional attachments include site logistics plans, technology demolition and new installation plans, signage specifications, asbestos compliance reports, and tile installation instructions.

Response: Fire caulk is only required at fire rated walls if encountered.
2.4 If ALT. 1 is not selected by the owner, is this opening to be a typical door with frame like the other doors or a cased opening?
Response: If Alt #1 is not selected, furr down to be 9’-6” above finished floor constructed of gypsum board and metal studs similar to partition type B. Provide corner guard as indicated on finish plan. The intent is to make ready for future installation of storefront.
2.5 The posting for this project shows that this bid is due on 11/14 but the documentation from SSC says this bid is due on 12/3, please clarify.
Response: The bid is due on 12/03/25. The posting will be corrected to reflect this date.

3 | P a g e
2.7 Are we to install any padding or sound dampening material between the ¼” plywood and the existing wood floors to help with the creaking?
Response: Interface, the flooring manufacturer, does not recommend adding padding or sound dampening material. Refer to document Installation Instructions for CQuest Bio, CQuest BioX Tiles page 5 in specific.

Response: Detail 3 / A3.1 will be updated to reflect a wall thickness of 4-7/8”.
2.10 Finish Schedule General Note 12 on sheet A11.1 indicates level 5 finish at all painted gypsum wall board. Spec section 092900-3.1-H-5 indicates level 5 finish is only required at locations to receive gloss or semi-gloss paint.
Please clarify.
Response: Finish schedule general note number 12 is accurate, level 5 finish on all painted gypsum board.
2.11 Please confirm the existing wood flooring is not required to be protected during construction since it will be overlayed with plywood and new flooring.
Response: Flooring is not required to be protected from superficial finish damage. Contractor is responsible for patching as required to accept new plywood underlayment and finished flooring.
2.12 Please confirm all toilet accessories are CFCI. Typically, some of these items are OFCI due to existing service agreements. Also, please confirm toilet accessory product information listed on sheet A5.1 are correct. It is our understanding that campus recently switched to Kimberly Clark for consumable products.
Response: Toilet accessories are CFCI. We have switched to Kimberly Clark.

Response: Note revised to indicate fire caulk any penetrations in rated walls if encountered.
2.14 Is 1/4" plywood required below new PFT-1 at Unisex TR 105T or is new waterproofing membrane to be installed directly on top of existing wood gym floor? Is demo of wood floor required? If the existing wood floor is to remain, how does this impact the 1/4" per foot slope indicated in detail 5/A3.1? Also, the installation schedule in spec section 093013-3.4-A-1 indicates the floor tile to be set in a thickset cement mortar bed, which is also not shown in detail 5/A3.1. Please provide an updated detail to reflect the existing conditions and installation requirements.
Response: Revised detail to indicate removal of gym flooring in Toilet Room only and installation of 2 layers plywood subfloor, sloped to drain. Thickset mortar is not required.

2.20 Should 1/4" plywood subfloor extend under new partitions to be installed?
Response: Yes.
2.21 Finish Schedule General Note #11 indicates to make all flooring smooth and level. Because we are installing
1/4" plywood over the existing wood floor, there is no way to quantify the amount of floor leveling that will be required because it will be dependent on the conditions of the existing wood floor and plywood substrate.
Please provide an allowance for the contractor to carry for this scope of work.
Response: Contractor to carry an allowance of $5,000 for floor leveling as required. The successful contractor will be required to quantify areas of patching for review and acceptance of costs during construction.
