About this file
This document is a set of architectural drawings for a bathroom remodel project at the Presidio La Bahia State Historic Site, prepared by the Texas Historical Commission. The project, identified as Project #HSD-2024-040, involves renovating two public restrooms located at 217 US-183 in Goliad, Texas. The scope of work includes completely demolishing the interior of two existing public bathrooms, constructing new metal stud partitions, installing new finishes and fixtures, removing and replacing the existing electrical panel, and rebuilding existing plumbing with connection to the existing septic system. The drawings are dated for issue on 06.02.2025 and provide comprehensive details including site plans, demolition plans, construction plans, electrical layouts, interior elevations, and specific construction details.
The project specifications emphasize preservation of the historic stone walls, with multiple notes instructing contractors to protect existing surfaces throughout construction. The renovation will incorporate accessibility standards, with specific requirements for bathroom fixtures, door clearances, and fixture heights. Material selections include Talavera 4x4 tile for wall wainscoting, Saltillo 8x4 rectangular natural terracotta tile for flooring, and wood elements stained to match existing historic site aesthetics. The electrical plan includes new lighting fixtures, ceiling-mounted occupancy sensors, and a new 100A electrical panel. The total gross floor area for the renovation is 184.6 square feet, with an occupant load factor of 150 and a maximum of two occupants per restroom.

DEMOLITION
1. It is the intend of the demolition to remove all existing construction which conflicts with the intent of new construction. Every demolition detail may not be necessarily covered in these documents prior to bid. The contractor shall review the existing conditions and shall include all demolition work required to accommodate new work, even if not specifically called for.
2. When existing walls are damaged by the contractor to access to service, and new construction is not scheduled or shown on the drawings, the contractor shall be responsible for repairing materials and finishes to match original conditions.
3. Restore exposed finishes of patched areas and extend restoration into adjoining construction in a matter that eliminates evidence of patching and refinishing.
4. Do not cut and patch elements in a manner that could change their load-carrying capacity, load-deflection ration, and/or result in increased maintenance or decreased operational life or safety.
5. Materials suspected of containing hazardous materials are not expected to be encountered on premises. However, if encountered, do not disturb. Suspend the work immediately and notify the architect.
CONCRETE
1. Any required slab demolition must be approved in advance by the architect.
2. All excavated areas affected by the slab breakout are to be backfilled with sand, compacted to 95% standard proctor density by hand tampering or with a mechanical tampering machine. New reinforcing shall be installed or rebar overlapped and tied to the existing reinforcing in the slab. The breakout area shall be repoured over a 6mil. vapor barrier with concrete 5” thick or to match the depth of the existing slab if greater. If rebar at existing slab has been cut off, existing concrete on both sides of the trench must be drilled, doweled, and tied to new rebar in trench to match the pattern of existing layout.
3. If not specified otherwise, provide reinforced rebar with 5” thick, 5 sack, and 3000 PSI hardrock concrete.
4. In araes where slab was partially removed, provide gravel layer and vapor barrier on top of the soil before installing new slab.
WOOD DOORS & TRIM
1. Submit shop drawings, technical data, and material samples to architect.
