About this file

The document is a Request for Proposals (RFP No. 809-25-0018) issued by the State Preservation Board (SPB) for the Bullock Texas State History Museum Roof Replacement project located in Austin, Texas. The project involves selective demolition and replacement of portions of the existing modified bitumen roof (MBR) on a four-story museum building with 17 distinct roof areas. The scope of work includes installing reinforced gypsum coverboard, a single-ply roofing membrane, repairing the roof surface, and recertifying the lightning protection system. Work will encompass moisture scanning, insulation replacement, membrane repairs, base flashing removal, electrical and HVAC system disconnection and reconnection, and installation of new roofing materials and accessories.

The base bid requires the contractor to furnish all materials, labor, equipment, and services necessary to complete the work, which is detailed across multiple specification sections including administrative requirements, selective roof demolition, carpentry, roof repairs, membrane roofing, flashing and sheet metal work, sealant installation, and roof drain replacement. The project involves careful coordination, particularly around the museum's IMAX theater, with a specific instruction to avoid performing work during show times in the afternoon and late evening. The contractor will need to provide a comprehensive roof system that meets FM wind uplift resistance criteria and includes detailed membrane flashings, edge and penetration details, and roof accessory materials.
