About this file

This file contains construction documents for a bathroom remodel project at the Presidio La Bahia State Historic Site in Goliad, Texas, commissioned by the Texas Historical Commission. The project involves renovating two public restrooms within the historic site, with a base bid and an alternate bid option. The base bid includes demolishing the interior of two existing public bathrooms, constructing new metal stud partitions, installing new finishes and fixtures (including viga beams with herringbone pattern latillas wood ceiling, spot-type lighting fixtures, and terracotta wall tile), and replacing the existing electrical panel in the janitor's closet.

The alternate bid option provides an alternative ceiling and lighting design, featuring tongue and groove wood ceiling, linear lighting fixtures, and ceramic wall tile. The project is located at 217 US-183, Goliad, TX 77963, with a project number of HSD-2024-040. The documents include comprehensive architectural drawings covering site plans, demolition plans, construction details, electrical plans, interior elevations, finish schedules, and accessibility standards. The design emphasizes preserving the historic character of the site while modernizing the bathroom facilities, with careful attention to matching existing architectural elements and materials.

DEMOLITION

1. It is the intend of the demolition to remove all existing construction which conflicts with the intent of new construction. Every demolition detail may not be necessarily covered in these documents prior to bid. The contractor shall review the existing conditions and shall include all demolition work required to accommodate new work, even if not specifically called for.

2. When existing walls are damaged by the contractor to access to service, and new construction is not scheduled or shown on the drawings, the contractor shall be responsible for repairing materials and finishes to match original conditions.

3. Restore exposed finishes of patched areas and extend restoration into adjoining construction in a matter that eliminates evidence of patching and refinishing.

4. Do not cut and patch elements in a manner that could change their load-carrying capacity, load-deflection ration, and/or result in increased maintenance or decreased operational life or safety.

5. Materials suspected of containing hazardous materials are not expected to be encountered on premises. However, if encountered, do not disturb. Suspend the work immediately and notify the architect.

CONCRETE

1. Any required slab demolition must be approved in advance by the architect.

2. All excavated areas affected by the slab breakout are to be backfilled with sand, compacted to 95% standard proctor density by hand tampering or with a mechanical tampering machine. New reinforcing shall be installed or rebar overlapped and tied to the existing reinforcing in the slab. The breakout area shall be repoured over a 6mil. vapor barrier with concrete 5” thick or to match the depth of the existing slab if greater.
