PERFORMANCE SPECIFICATIONS
OVERVIEW
OFFICE SPACEPERFORMANCE
SPECIFICATIONS
OVERVIEW
The performance specifications provided focus on the USAID workspace. The specifications establish a quality level in compliance with GSA’s PBS P-100 Facilities Standards for the Public Buildings Services. The intent is to provide future planners and contractors with a quality level and layout for pricing and constructing. Previous phases of the USAID Renovation project were certified LEED CI Silver, thus establishing a standard for consideration for the performance specifications .
The layouts are designed to be prototypical and provide a “basis of design”. The functions, materials, features, capacities and assemblies listed must be provided. The actual configurations may be adjusted to accommodate the site conditions and specific building envelope influences within the interior and that affect planning and construction.
Refinement of the “typicals” and the specifications as the project is designed is expected and improvements to the specifications or changes based on intended use may be required to meet USAID’s needs over the forecast duration of the project. Technologies, workstyles, materials and funding may affect the long-term implementation of the standards and result in adjustments to specifications and/or layouts.
Performance specifications for the building infrastructure is provided in the Prospectus Development Study (PDS). The PDS tasks include a survey of the building systems and reporting on the current conditions. The report lists the recommended upgrades to bring building systems up to current P-100 design standards and includes costs associated with each upgrade. The survey also assesses conditions known to be code or safety deficiencies and provides solutions to bring the systems up to code or current design and operating standards.
General overview for IT, AV, MEP, and Security requirements can be found in the PDS
The performance specifications include a floor and ceiling plan or “typical” layout in addition to a description using performance criteria to describe the assemblies, materials, features and functions required for each space type. The specification assumes the building infrastructure is able (as defined under the PDS) to meet the utility and infrastructure requirements necessary to support the room features and functions.
The specification is organized by the following space types:
Office
Workstation
Collaboration
Support
