About this file

This is a Pre-Demolition Asbestos-Containing Material Survey report prepared by True North Consultants, Inc. for the Village of Schaumburg, Illinois, dated May 11, 2026. The survey was conducted on a residential structure located at 218 West Schaumburg Road in Schaumburg, Illinois in preparation for planned demolition activities. An Illinois Department of Public Health (IDPH) licensed Asbestos Building Inspector (Todd Huffer, License No. 100-09870) performed the visual and physical investigation on May 1, 2026. The survey identified the presence, approximate locations, and estimated quantities of suspect asbestos-containing materials (ACM) throughout the structure. Bulk samples were collected from representative locations according to USEPA AHERA sampling protocols and submitted to a NIST NVLAP accredited laboratory (Sterling Laboratories) for analysis using Polarized Light Microscopy (PLM) with dispersion staining in accordance with USEPA Method 600/R-93/116.

The survey results identified asbestos-containing materials at the site, including 12"x12" peel and stick flooring with 1-5% Chrysotile in the kitchen and entry areas (250 SF), drywall and joint compound with 1-5% Chrysotile in interior sections exceeding 5,000 SF, and various ceiling tiles, window glazing, and roofing materials that tested negative for asbestos. Materials with no asbestos detected include samples from the laundry room, front bathroom, garage entrance closet, back entry vestibule, back living room, backside house windows, and roof field. The scope of sampling was limited to visible and accessible materials only, and any additional suspect ACM identified during demolition activities may require additional testing. The report notes that any materials containing greater than 1% asbestos are regulated by USEPA, OSHA, IDPH, and local agencies.

Subject: Pre-Demolition Asbestos-Containing Material Survey

Residential Structure 218 West Schaumburg Road, Schaumburg, IL 60173

True North Project No. T265663

Dear Mr. Rysavy:

True North Consultants, Inc. (True North) was retained by the Village of Schaumburg (Client) to conduct a pre-demolition asbestos-containing material survey of the residential structure located at 218 West Schaumburg Road in Schaumburg, Illinois (Site). Survey services were provided by an Illinois Department of Public Health (IDPH) licensed Asbestos Building Inspector (Todd Huffer, License No. 100- 09870) on May 1, 2026.

The purpose of the survey was to determine the asbestos content of discovered suspect asbestos-containing materials (ACM) associated with the structure prior to planned demolition activities.

True North conducted a visual and physical investigation of the property to identify the presence, approximate locations, and estimated quantities of suspect asbestos-containing materials present at the Site. Bulk samples of each suspect asbestos-containing material were collected at representative locations in accordance with the sampling protocol identified in the United States Environmental Protection Agency (USEPA) Asbestos Hazard Emergency Response Act (AHERA).

The bulk samples were submitted to a National Institute of Standards and Technology (NIST), National Voluntary Laboratory Accreditation Program (NVLAP) accredited laboratory for analysis (Sterling Laboratories

– Accreditation No. 101768-0). The bulk samples were analyzed for asbestos content in accordance with the procedures for Polarized Light Microscopy (PLM) with dispersion staining, contained in the United States Environmental Protection Agency (USEPA) Method for the Determination of Asbestos in Bulk Building Materials (USEPA/600/R-93/116). Results of sample analysis were reported as a percent (%) composition.

The following is a summary of PLM analytical results for sampled materials:

Notes:

(1) The scope of sampling was limited to the aforementioned materials only. In the event that additional suspect asbestos-containing materials are identified during planned demolition activities, additional testing may be required.

(2) Any quantities of material identified within this report are solely intended to be estimates and are not intended to be exact.

(3) Positive ACM flooring is concealed below plywood board

The USEPA defines “asbestos-containing materials” as those materials that contain greater than 1% asbestos.

Based upon the results of analysis, asbestos-containing materials were identified at the Site.

Due to the health effects associated with asbestos exposure, various federal, state, and local agencies have promulgated standards and regulations for the performance of asbestos-related activities. Specifically, asbestos-containing materials at the Site may be regulated by USEPA, OSHA, IDPH, and other local agencies.

Based upon the findings of the survey, the aforementioned asbestos regulations do apply to the removal or disturbance of these materials.

PROJECT NO. T265663 / May 11, 2026 Pre-Demolition Asbestos-Containing Material Survey 3

The scope of the survey was limited to an evaluation of visible and accessible building materials and did not include an evaluation of building materials that were inaccessible or concealed at the time of the survey. In the event that additional suspect ACMs are identified at the Site, said materials should be presumed to contain asbestos until which time additional testing may be performed to refute this presumption.

Enclosed with this letter are copies of laboratory analytical results and inspector credentials. Should there be any questions regarding this report, please contact us at your convenience.

Sincerely, TRUE NORTH CONSULTANTS, INC.
