Pre-Engineered Metal Storage Buildings
Questions and Answers #1
September 3, 2013
Q. The cantilevered rack locations are shown on the documents and appear to be tight against the exterior wall. Should the building supplier design column locations around these rack locations so that the two are not in conflict, or can the rack systems be places starting at the inside face of the column?
A. It was planned that the cantilever rack locations be tight to the interior face of the building wall, as shown on the drawings. If the inside face of the column is no more than three (3) inches from the interior wall surface, the racks may be placed starting at the inside face of the column. If the column requires a greater distance, the column locations shall be adjusted so that they do not coincide with a cantilever rack location.
Q. For Interior conduit, can PVC or EMT be used?
A. These materials may be used if they comply with the applicable Electrical Code requirements for the application. Documentation to that effect shall be supplied with the submittal.
Q. Item C.14 – a. calls for bidders to submit drawings depicting the proposed buildings with their bids. Many manufacturers require a purchase order before they begin shop drawings. Please clarify the level of detail the drawings to be submitted with the bid should be.
A. The drawings need only show key building dimensions, column locations, door and light panels dimensions and locations, and typical details. They should also show any special requirements for foundations.
Q. The documents state that utilities shall be provided by the contractor. Would we have to set up a new electrical account and meter or could we wire a temporary construction panel to one of the existing buildings?
A. The intention was that independent on-site power source(s) be provided by the Contractor for his/her use in the construction work, since the work sites are located a considerable distance from the Corporation power sources. A temporary panel at the work site would require a buried power feed from the power source to the temporary panel. This buried power feed would have to be constructed in accordance with the contract drawings. It is possible for the Contractor to sequence his/her work so that the electrical feed is done early in the construction sequence, and then transitioned to permanent entrance inside the building later on, but temporary on-site power would still be required until the electrical feed and temporary panel are completed. The temporary panel would also have to be weatherproof and meet all applicable code and OSHA requirements.
Q. Bid items #1a and 2a describe providing a foundation while items 1d and 2d describe the placement of the slab. Which bid item should we include the 100psi foam insulation under?
A. The 100 psi foam insulation should be considered as part of the slab construction under Items No. 1d and 2d.
Q. Do the OHD’s, Man Doors, and Exhaust Fan/Louvers need to be sourced from the building manufacturer or are other manufacturers acceptable?
A. The intention was that these items be sourced from the building supplier so that they would be compatible with the building structure without requiring field modification which might possibly affect the manufacturers’ warranties. The overhead doors (OHD’s), personnel doors and exhaust fans/louvers do not necessarily have to come from the building manufacturer, as long as they are on the manufacturer’s approved list or otherwise compatible with the building manufacturer’s product so that warranties for all products are not affected. If any item is not sourced from the building manufacturer or the manufacturer’s approved list, documentation shall be provided that the item is compatible with the building as supplied and that all manufacturer’s warranties are in full force.
