About this file

These architectural and engineering documents detail a renovation project for Building B45 (National Simulation Center) at Fort Leavenworth, Kansas, focused on remodeling conference rooms, offices, and break rooms across three floors. The project, scheduled for completion by 30 June 2025, involves comprehensive architectural, mechanical, electrical, and plumbing work, including demolition of existing spaces and installation of new walls, flooring, lighting, HVAC systems, and finishes. The contract is divided into two main contract line items (CLIN): CLIN-1 covering Floors 1 and 3 office and conference room renovations, and CLIN-2 addressing break room areas. Key renovation elements include installing new carpet tiles, LVT flooring, wood wainscoting, paint, ceiling systems, electrical outlets, and GFCI receptacles, with specific attention to maintaining accessibility standards and existing building systems functionality.

The project specifications emphasize precise construction methods, material quality, and compliance with building codes (2021 IBC, 2021 IECC), with a total occupancy of 43 people across the renovated spaces. Mechanical plans include replacing fan coil units, relocating diffusers, and updating control strategies for lighting and environmental systems. Electrical work involves installing new LED light fixtures, relocating electrical outlets, and implementing occupancy-sensing lighting controls. The renovation maintains the building's existing Type II-A, non-combustible construction type and ensures all new work meets ABA (Accessibility) compliance requirements.

Smooth edges of cutoffs and where located in countertops and similar exposures, seal edges of cutouts with a water resistant coating.

10. Before proceeding with fabrication of woodwork required to be fitted to other construction, obtain field measurements and verify dimensions and shop drawing details as required for accurate fit.

11. Shop-assemble all millwork in units as large as can be delivered into area of installation. Provide shop-prepared attachment devices for field connections which are necessary. Design attachment devices so that field connections will comply with fastening and joinery construction requirements and tolerances for the specified grade.

12. Coordinate finishing of millwork with the painting sections of these specifications and shop - apply specified finishes. Clean and prepare surfaces. Fill exposed nail holes. Use matching wood filler for millwork receiving transparent finish.

13. Plastic laminate type: horizontal grade, general purpose, postformable, .050 inches thick, high pressure laminate. Laminate shall meet the minimum performance standards of international organizations of standardization and national electrical manufacturers association.

14. Shop finishing. To the greatest extent possible, finish architectural woodwork at shop or factory. Defer only final touch-up, cleaning and polishing for time after delivery and installation.

17. Scribe and cut work to fit adjoining work, and refinish cut surfaces or repair finish damage at cuts.

18. Standing and running trim: install with minimum number of joints possible, using full length pieces (from maximum length of lumber available) to the greatest extent possible.

Stagger joints in adjacent and related members. Cope at returns, miter at corners and comply with quality standards for joinery.

19. Anchor woodwork or veneer panels to anchors or blocking built-in or directly attached to substrates. Secure to grounds, stripping and blocking with countersunk concealed fasteners and blind nailing as required for a complete installation. Except where prefinished matching fasteners heads. Use fine finishing nails for exposed nailing, countersunk and filled flush with woodwork, and matching final finish where transparent finish is indicated.

20. Countertops: Anchor securely to base units and other support systems.

21. Repair damaged and defective woodwork wherever possible to eliminate defects functionally and visually; where not possible to repair properly, replace woodwork. Adjust joinery for uniform appearance.

22. Clean woodwork on exposed and semi-exposed surfaces. Touch-up shop-applied finishes to restore minor damaged or soiled areas to new appearance. More significant (in the Owner's opinion) damaged or soiled items are to be replaced.
