About this file
This document is an environmental site assessment report prepared by Lakeshore Environmental, Inc. for a property located at 95 West Wood Street in Newaygo, Michigan. The report includes certified Sanborn Maps dating from 1886 through 1930, historical topographic maps from 1958, 1985, and 2014, site photographs documenting the property's current condition and surrounding area, and detailed qualifications of the environmental professionals who conducted the assessment. The project, numbered 15-3182-01, was completed on December 30, 2015, and was ordered on December 9, 2015. The property assessment encompasses approximately 0.5 to 1.5 miles of surrounding area based on the topographic maps provided. Site coordinates are listed as latitude 43.4204 North and longitude -85.8014 West, with an elevation of 681.88 feet above sea level in UTM Zone 16 North.

KEY PROJECTS
· EPA Grant Project, Village of Romeoville, Illinois Managed the Phase I and Phase II ESAs on a 9-acre, 40-year old commercial strip mall the Village wanted to purchase and redevelop. Contamination was identified related to an historical dry cleaner. Entered the site into the IEPA voluntary site remediation program and prepared grant applications that lead to the award of an EPA cleanup grant and cleanup dollars from the IEPA revolving loan fund. Provided assistance to the Village with obtaining a developer that is currently under contract to redevelop the property.
· IEPA Grant Project, Blue Island, Illinois Prepared a Phase I ESA on a 90-acre site that was first used as a brick manufacturing facility (1930s) and later as an unregulated dump for municipal, commercial and industrial wastes (1950s-1970s). Researched the historical use through unconventional sources and was able to obtain valuable information that was used to develop work plans for the subsurface investigation of the property and to develop a conceptual site closure plan. Assisted in the redevelopment plan to convert the 90-acre site into a modern industrial park and commercial/retail area. Assisted the City in procuring a $240,000 IEPA Municipal Brownfield Redevelopment Grant to fund the initial phase of work.
· EPA Grant Project, Blue Island, Illinois Assisted in the site selection and preparation of over 20 Phase I / Phase II ESAs under an EPA Assessment Grant. Consulted with the City on the proposed conversion of numerous former industrial properties to mixed use (commercial retail/residential) land applications. Properties assessed included junk yards, auto repair facilities, and steel forging facilities.
· IEPA Grant Project, South Beloit, Illinois Performed Phase I and Phase II ESAs on three parcels historically occupied by a steel mill, bulk fuel storage facility and several gas stations. The results of the assessments were used as a basis to provide the Village with a redevelopment scenario that incorporated a risk assessment allowing contaminated soils to remain in place.
· Brownfield Redevelopment, Matteson, Illinois Managed numerous Phase I and Phase II ESAs for adjoining properties associated with the redevelopment of an aging retail mall. Assessments revealed recognized environmental conditions related to leaking underground storage tanks (USTs) and historical automotive repair facilities. Followed up with remediation/mitigation of the environmental concerns utilizing a subsurface HDPE liner as a vapor barrier. Project was awarded the Illinois Section American Society of Civil Engineering Outstanding Civil Engineering Achievement of the Year – Under $5 Million (2008).
· Brownfield Redevelopment, Aurora, Illinois Assisted a residential developer with plans to redevelop a 33-acre automotive salvage yard.
Results from Phase I and Phase II ESAs were used to prepare a cleanup plan and cost estimates enabling the developer to make a decision to purchase the property and negotiate the purchase price. Coordinated the cleanup of the site that was redeveloped as an upscale residential subdivision.
· Brownfield Redevelopment, Lombard, Illinois Assisted the York Center Park District to redevelop property occupied by a truck maintenance facility into a recreational park; prepared the Phase I and Phase II ESAs and assisted in the cleanup of soils and closure of the site through the state voluntary closure program.
· Brownfield Redevelopment, Detroit, Michigan Performed Phase I and Phase II ESAs on several hundred industrial parcels in preparation for the redevelopment of a new Chrysler manufacturing facility; work was performed in upgraded Level C and Level B protective wear. Additional responsibilities included the preparation of assessment reports for the Michigan Department of Natural Resources, project progress reports for the Construction Manager, and Health and Safety Plans for each individual parcel.
