About this file
These are technical specifications for the Townsend Dwelling Crawlspace Improvements project, detailing comprehensive requirements for renovating a crawlspace. The specifications cover multiple critical aspects of crawlspace rehabilitation, including clean-up/disposal, insulation, vapor retarder installation, and mechanical ventilation. Key technical requirements include:
Specific installation specifications mandate R-15 to R-19 insulation for various components (vent closures, stem walls, rim boards), a Class 1 vapor retarder covering exposed earth, and mechanical ventilation delivering 1 cubic foot per minute of conditioned air per 50 square feet of crawl space floor area. The contractor is responsible for design and construction to create a conditioned crawl space, with all methods and materials subject to Contracting Officer's Representative (COR) approval. Disposal requirements stipulate removing existing materials like siding, trim, fascia, and insulation, with strict instructions to dispose of waste at the contractor's expense in compliance with local, state, and federal regulations.
