About this file

This document is an Excel-based Exhibit B Contract Compensation Template for a Construction Manager at Risk (CMAR) services contract for the Town of Frisco's Well #7 PFAS Mitigation Improvements project in Colorado. The comprehensive template provides detailed frameworks for calculating compensation across multiple service categories, including preconstruction basic and additional services, procurement services, and construction support costs. The contract includes provisions for various service components such as project management, design-related services, construction management planning, contract administration, cost/time/quality/risk/safety management, site management, regulatory compliance, and procurement strategies.

The compensation structure allows for flexible fee calculations, with options for percentage-based fees on different cost categories or stipulated lump sum fees. The document includes placeholders for multiple potential fee structures, contingency allowances, and owner's discretionary funds. While no specific dollar amounts are currently populated in the template, it provides a comprehensive framework for establishing the project's financial parameters. The project aims to construct a new PFAS treatment facility adjacent to Well #7, which has been offline due to PFAS detection, with the goal of returning a high-production water system facility to service and ensuring safe drinking water for the Town of Frisco's citizens and guests.

Notes to User - It is recommended that the Owner consider establishing an Owner's Contingency Allowance specifically for CMAR Special Services to allow authorization of Special Services when needed in lieu of needing to process a contract amendment each time the scope of these services change. This may be established as a stiputated sum (R7) or as a percentage of the Total for Preconstruction and Procurement Services (R8.) Select R7 or R8 as appropriate. The equation in R10 use the option selected to establish the CMAR Services Contingency amount. If no Contingency Allowance for CMAR Special Services is to be included in the Contract, delete R7 through R10. If all Special Service rows are deleted, the terms in the equation in R11 (Excel Cell J65) will appear as #REF!. Delete the #REF! term from the equation to correctly calculate the Total Cost for CMAR Services. Delete this Notes to User when equation has been corrected. Renumber R11.
