Preventive Maintenance and Water Treatment

Questions and Answers

# Question Answer

1 Is it possible to get copies of recent services for all of the systems at Hudson Valley and Middletown?

For documents like PM checklists, service tickets, or lab analysis reports from PM visit records, those are part of the contract and OMH records and would be subject to a FOIL request. Instructions can be found at www.omh.ny.gov. This office does not process FOIL requests.

The a\warded contractor will receive the past lab analysis report during the kickoff meeting.

2 Clarification of the following – Bldg. 757 is not treated at all; therefore no service or chemistry is needed.

The Building 757 has a steam boiler system that requires chemical test kits as requested by staff to be supplied monthly during seasonal operation for the facility to conduct daily boiler tests. The steam boiler also has steam water treatment during seasonal operation, an annual inspection, and wet layup performed as facility requests. There is no closed loop system to be treated in the building.

3 Confirmation of the following – Bldg. 819 the HWS & CWS are a one pipe arrangement (Dual Temp).

Building 819 is served by separate HW & CHW Loops. The only dual temperature system at the facility is Building 842 – Ross.

4 Bldg. 842 has had no glycol added for years, correct? If this is correct, would you still require semi-annual PM?

The system just recently had glycol added via a Facility Project. The closed loop system does require a semi-annual PM visit. Per the work plan task the Contractor is responsible to sample the glycol solution and perform an analysis per the parameters in the contract and add the appropriate amount of glycol required to maintain the recommended concentration. The SA PM requires the Contractor to confirm proper operation of the charging pump and control valve.

5 Can we confirm that Building 757 for the Middletown Campus has chemical feeding equipment for that boiler. If not why? And was if manually treated.

Building 757 is served by a small residential steam boiler. There is not a dedicated chemical metering or feed system. The chemicals are introduced manually into the boiler as needed during service.
