About this file

This document is a detailed construction bid proposal for residential renovation work at 26 Friendly Lane in Poughkeepsie, NY, dated 8/13/2025, covering two primary project items for a homeowner named David Barber. The first item involves a complete roof replacement, including stripping the existing roof down to the decking, inspecting for damage, installing new ice shield, synthetic underlayment, drip edge, ridge vent, and 30-year architectural GAF shingles. Additional specifications include installing a new stainless steel chimney cap, protecting existing gutters, and trimming back tree limbs to create a four-foot building envelope.

The second project item focuses on replacing the existing front entry concrete landing and stairs with a new wood deck and staircase, sized to match the existing structure and mimicking the style of the home's rear deck. Detailed requirements include removing the current concrete materials and awning, installing new pressure-treated lumber, constructing a deck four inches below the entry door threshold, and ensuring compliance with NYS Building Code. The proposal includes provisions for proper footings, ledger board installation, decking materials, handrails, and a concrete pad at the base of the staircase. The contractor is responsible for obtaining necessary permits, maintaining a clean work site, and being liable for any property damages resulting from negligence.
