About this file

This is a Statement of Work (SOW) for the replacement of a sewer pump controller and annual preventive maintenance services at Adams National Park in Quincy, Massachusetts. The project consists of three main components: (1) a fixed-price line item for removing and replacing the failed sewer pump controller at 181 Adams Street with a new controller and floats that restores automatic operation and integrates with the existing pump system; and (2) and (3) two time-and-materials line items for comprehensive annual preventive maintenance at both 181 and 135 Adams Street, including lift station tank cleaning, pump and valve inspection, electrical panel verification, and alarm testing. The existing equipment to be replaced is a KCP-3TV Duplex Control Panel (208/230/460V, 3-Phase) with GSE20NO Roto-Float switches, which has experienced motherboard failure with a currently disconnected alarm sensor.

The contractor must comply with NEC (NFPA 70), OSHA confined space entry standards, and local codes, and must provide a Job Hazard Analysis and Confined Space Entry Permit prior to work. Key deliverables include product data sheets, schematics, as-built drawings, test reports, maintenance checklists, and warranty certificates. Work is scheduled Monday through Friday, 7:00 AM to 3:00 PM, with a one-year parts and labor warranty on the controller and components plus a one-year workmanship warranty including a 90-day follow-up inspection. The SOW explicitly excludes pump, valve, or major piping replacement beyond minor repairs, environmental remediation, and work outside normal business hours. All systems must be tested and commissioned with staff training provided prior to project closeout.
