About this file
This is a Statement of Work (SOW) for HVAC System Replacement and Upgrade at John Muir National Historic Site's maintenance facilities in Martinez, California. The contractor must provide all labor, supervision, materials, equipment, tools, transportation, permits, and disposal necessary to remove and replace existing HVAC systems, including installation of air conditioning in previously unconditioned spaces, and all associated electrical and mechanical modifications, testing, startup, and commissioning.
The scope requires demolition and removal of three existing heating units (Ultra V Advantage furnace in maintenance office, Infra-Rez ceiling-mounted heater in woodworking shop, and X-106 Bryant Plus furnace in maintenance garage) along with associated thermostats, controls, refrigerant, and piping. The contractor must install three new commercial-grade, high-efficiency heating systems and air conditioning systems in the maintenance office and garage areas, perform ductwork modifications, refrigerant piping, condensate drainage, venting, electrical disconnects, and control wiring, and provide programmable thermostats allowing independent temperature control of each conditioned area. All work must comply with current federal and state energy efficiency standards, OSHA requirements, and applicable federal, state, and local codes. The contractor shall obtain all required permits and inspections, coordinate utility shutdowns with the government, perform startup and operational testing, and provide a minimum one-year warranty on workmanship. Completion must occur within sixty (60) calendar days after receipt of Notice to Proceed, with submittals including manufacturer product data, equipment cut sheets, warranty information, operation and maintenance manuals, and as-built drawings if significant layout changes occur. This is a Small Business set-aside procurement with a construction magnitude between $25,000 and $100,000, under NAICS code 238220.
