About this file

This is a Statement of Work (SOW) for fire-rated door and hardware replacement at San Ildefonso Day School in Santa Fe, New Mexico. The project involves removal and replacement of 37 existing door assemblies (15 exterior, 22 interior) throughout the school campus, with a completion timeline of 30 business days after notice to proceed.

The contractor must remove and dispose of existing door assemblies and install new fire-rated metal door assemblies with complete hardware packages compliant with NFPA 80, New Mexico Building Code, ADA accessibility standards, and all applicable federal codes. Exterior doors (3'-0" x 7'-0") require panic exit devices, heavy-duty closers, kick plates, automatic door sweeps, and aluminum thresholds; interior doors (3'-0" x 6'-8") require ADA-compliant lever locksets, commercial-grade closers, and door stops. All doors must feature a minimum 90-minute fire rating with UL, FM, or Intertek certification. Hardware specifications include three ball-bearing hinges per door (satin chrome finish), door closers meeting UL and ANSI/BHMA Grade 1 standards, and acceptance of manufacturers including Steelcraft (Allegion), Republic Doors, Curries (ASSA ABLOY), and Ceco Door Products. The contractor must integrate new hardware with the school's existing master key system using interchangeable cores, conduct field measurements and verification prior to procurement, and coordinate all work during non-school hours when feasible to minimize disruption. Deliverables include manufacturer certifications, operations and maintenance manuals, warranty documentation registered in the school's name, and field quality control reports. The contractor must provide proof of installer qualifications (DHI certification or equivalent), with a minimum five years of documented fire door installation experience, and submit daily progress reports to the Bureau of Indian Education (BIE) project manager Nancy Lewis at nancy.lewis@bie.edu.
