The contract excludes lightning damage, acts of God, and vandalism unless covered by insurance claims, which the contractor must assist in filing. The contractor receives a 30-day deficiency inspection period at contract inception to identify equipment issues requiring correction, with the Department of Mental Health retaining approval authority over recommended repairs and pricing. The contractor must possess factory certification on Daikin VRF equipment and I-touch manager controls and maintain knowledge of half-capacity operations and BACNET integration capabilities. Additional HVAC equipment installed during the contract term will be added at the same unit pricing ($/ton) as originally quoted. An Energy Management System (EMS) is installed at the facilities, with CMI, Inc. as the vendor at Kershaw and Harris Integrated Solutions at Sumter Mental Health, and the contractor must be fully knowledgeable with ALC EMS systems or subcontract certified services. All correspondence, billings, letters, and quarterly reports must be submitted via email in PDF format to designated facility representatives, with quarterly inspection sheets due within seven calendar days of inspection completion.
