About this file
This is a utility information letter from Florida Power & Light (FPL) regarding electric service capacity for the North County Airport Subsidiary Development Area (SDA) in Palm Beach County, Florida, in response to RFP #NC 19-8 for the lease and development of approximately 170 acres of vacant non-aeronautical land. The correspondence, dated April 1, 2019, addresses the feasibility of providing electrical service to support approximately 750,000 to 800,000 square feet of warehouse and distribution space. FPL confirmed that existing overhead distribution 23kV lines are located along Beeline Highway and Aviation Road, with both transmission and distribution infrastructure in the immediate vicinity of the property, and that a second 23kV distribution feeder is available at the south end of the property. The utility indicated its capacity to service the development and stated that it would provide a standard letter confirming sufficient electric service capacity for inclusion in the RFP.
As a general utility assessment, FPL noted that while existing facilities could provide service to the property, new development would require standard infrastructure modifications including transformer installation and extension of overhead or underground lines as determined by the specific developer's needs. The letter serves as preliminary confirmation of utility availability rather than a detailed engineering study, acknowledging that developers would need to conduct site-specific assessments to determine exact infrastructure requirements for their proposed projects.

Ray – I apologize for my delayed response. We have a standard letter that we provide indicating that we have sufficient capacity to provide electric service to the property. I have one of our service planners drafting that letter up for you and will send it as soon as I have it.
We have existing overhead distribution 23kV lines running along the “east” (or is it north) side of Beeline Hwy and then we come across to the west side of Beeline, just north of Aviation Rd. We have both transmission and distribution lines in the immediate vicinity of Aviation Rd & Beeline Hwy, and we have a second FPL 23kV distribution feeder closer to the south end of the property (on the east side of Beeline) so we have the ability to easily bring throwover to this property if requested by the developer. So basically, we have the facilities to provide service but as with all new development, would need to install transformers, extend overhead or underground lines etc.

Hi Melissa, We are getting ready to issue an RFP solicitation for development of the Subsidiary Development Area (SDA) at the North County Airport. Attached is a survey. The entire area is approx. 170 acres, but it is not all usable because of wetlands, etc. I’m looking for information that might show what utilities are available, and specifically what capacity there is to support approx. 750,000-800,000 s.f.
of warehouse/distribution space.
Is there something you have that we can include in the RFP, or a statement about what a developer would need to do to find the answer they might be looking for? Because this is a for-lease offering I don’t have a specific site or project in mind so we need to be somewhat general.
Anything you can provide is appreciated.
