Project Kitty Hawk Headhouse

General Information

1.0 Scope of Work

The contractor is responsible to provide all labor, equipment, supplies, and materials for the supply and installation of a pre-engineered metal building, and associated site work, to act as a headhouse for the greenhouses at Rocky Mountain Research Station’s Shrub Sciences Lab site. The contract shall also include optional items for bring an existing greenhouse at the same site up to operational condition. The Shrub Sciences Laboratory is located within the Color Country Interagency Fire Center at 1770 Kitty Hawk Dr, Cedar City, UT 84721.

2.0 Background

The Shrub Sciences Laboratory (SSL) was relocated to Cedar City in 2022. Site improvements to support the SSL at 1770 Kitty Hawk Dr were constructed in 2023. Improvements included the extension of water, sanitary sewer, and natural gas to two greenhouse sites and a future headhouse site. The utility stub-outs for the planned headhouse are located to the north of the greenhouses; locations as shown in the attached Drawings are approximate; contractor is responsible for locating utilities.

Contractor Requirements

3.0 Technical Requirements / Tasks

Space and installed equipment requirements: See the attached Drawings for reference floorplan.

• Minimum 22-ft x 16-ft building footprint

• Building’s exterior walls and roof shall be minimum 26-gauge galvanized steel. Interior finish of walls and ceiling shall be interlocking PVC panels.

• Minimum R-16 wall insulation, R-20 roof insulation

• Building shall meet IBC Section 1204 requirements for lighting, both natural and artificial. Prior to mobilization, contractor shall submit shop drawings showing proposed locations of glazing.

• Single-slope shed roof sloped to drain to the north, away from the greenhouses

• Building foundation sized appropriately to building loads and site conditions. The site contains a layer of collapsible soils in the first ~4ft from the surface, so foundation must sit upon competent soil. See attached Geotech Report (dated 8/23/2010) and Geotech Memo (dated 1/23/2023).

• Polished concrete floor

• Floor drain located to accommodate drainage from optional double-sink shown in Drawings

• Floor drain installed in center of room with floor slab sloped at minimum 1/8” per foot to drain

• One double door of minimum 60-inch width, located in the east wall of the headhouse

• One single door of minimum 30-inch width, located in the north wall of the headhouse

• All doors shall be able to be locked from the interior of the building.

• Electrical panel shall be capable of a 120/240V minimum 100-amp electrical service with sufficient breaker capacity to allow for interior lights, frequent 120 VAC wall receptacles with 20-amp breakers, HVAC equipment as detailed in optional bid item 1, point-of-use electric tankless water heater as detailed in optional bid item 4, and any dedicated circuits shown on the Drawings. The contractor shall submit an electrical plan layout showing the location of all receptacles, control panels, meters, and light fixtures, prior to mobilization.

• Approximately 162 SF of 4-inch, wire-reinforced concrete sidewalk as shown in the Drawings. Sidewalk must connect both doors of the proposed headhouse to the existing sidewalk.

• Contractor shall connect building systems to site water, sewer, and electrical.

• Final building must comply with local building codes, including:

o Cedar City, Utah adopted Plumbing Code o Cedar City, Utah adopted Building Code o Cedar City, Utah adopted Electrical Code o NFPA

Optional bid items are:

• Option 1: Single-zone mini-split heat pump of sufficient capacity for the workspaces to be kept between 65 and 75 degrees Fahrenheit year-round. Outdoor HVAC equipment may be either wall- or ground-mounted; indoor equipment may be wall- or ceiling-mounted. Contracting Officer to approve final location. Calculations showing sufficient temperature control capabilities shall be submitted.

• Option 2: Outdoor soil storage area composed of three 4’x4’ concrete-paved bays with 4’-high concrete dividers.

Dividers may be cast-in-place concrete or precast concrete blocks, but interior space of each bay must be at least 4’x4’. Contracting Officer to approve final location

• Option 3: Extend internet service from office/lab trailer to headhouse. Cat-6 cable may be run from server rack in the communications room of the office/lab trailer to the location within the headhouse shown in the Drawings, where a double-port date wall plate shall be installed. Cable may be run above office ceiling grid, surface mounted along building exterior in outdoor-rated conduit/raceway, or buried in conduit of appropriate size and material. Distance from existing server rack to proposed data ports is approximately 180 LF if run along building exterior.

• Option 4: Install stainless steel two-compartment commercial sink with point-of-use tankless electric water heater rated for 8kW. Install solids interceptor on sink drain line upstream of outfall to floor drain.

o Sink: Regency 76 1/2" stainless steel two compartment sink or approved equal o Water Heater: Rheem RTEX-08 or approved equivalent o Solids Interceptor: Drain-Tech Solids Interceptor Stand Alone Unit or approved equivalent

• Option 5: Furnish and install 200-amp service panel on the northern end wall of the East Greenhouse. Includes all materials and labor necessary for installation.

• Option 6: Install two GFM 121,500 BTU/h natural gas unit heaters in East Greenhouse. Contractor shall also furnish and install a heat distribution fan and 24”-diameter perforated fabric duct to distribute heat from the two unit heaters throughout the greenhouse. Contractor shall tie-in heaters to Argus controls system. See attached photos for required equipment configuration.

o Heat Distribution Fan: Acme RC/RCA24F or approved equivalent o Fabric Duct: Ductsox or approved equivalent

• Option 7: Furnish and install 20-ft “wet wall” evaporative cooler along southern end wall of East Greenhouse.

Includes installation of water service entry assembly per attached schematic and schedule 40 PVC required to run water to the cooler.

4.0 Government Furnished

Two Dayton 4LX56 150,000 BTU/h Input, 121,500 BTU/h Output natural gas heaters or equivalent if Option 6 is exercised.

5.0 Deliverables / Schedule

Period of performance shall be 90 days from notice-to-proceed (NTP). A partial NTP may be issued to allow for ordering of materials with significant lead times prior to mobilization.
