The contractor must provide complete modification, supply, installation, wiring, testing, and commissioning of electrical power and lighting systems for the Clubhouse, Tool Store, Security Office/Guard House, Generator Room, and associated external and service areas. All cable trays and trunking must be Zn-Al powder coated with minimum 100-micron coating thickness, use only factory-fabricated fittings (site-modified fittings prohibited), and include HDG support systems with 2.5 sq.mm Cu/PVC earth conductor bonding at all joints. All conduits and accessories must be Low Smoke Zero Halogen (LSZH) with cables rated minimum 500/750V, proper color coding, and voltage drop compliance with latest NEC limits. Third-party inspection and certification by a licensed/authority-approved electrical engineer is mandatory.

The electrical distribution system includes modifying panels SDB-CL, MDB-TL, and SDB-SC, and installing new VRV/VRF Power Panel SDB-AC. Main power cabling runs from MDB-TL to SDB-CL and SDB-AC using 4C x 16 sq.mm Cu/XLPE/LSZH plus 16 sq.mm earth. Lighting fixtures required include seven specific types (DL1, DL2, TB1, SP1, LS1, WL1, ST1) all DALI-2 certified or KNX compatible, fully integrated with Lutron Athena/KNX systems. Socket outlets must include IP65 flip-cover 13A sockets in kitchens/washrooms, floor boxes (OBO Bettermann equivalent), and 16A IP66 interlocked industrial sockets. Circuit wiring specifications include 2 x 1C 1.5 sq.mm Cu/XLPE/LSZH for lighting and 2C x 2.5 sq.mm plus earth for 13A and industrial socket circuits. The contractor must supply, install, test, program, and commission complete lighting control systems with panels, keypads, actuators, and control cabling. Testing and commissioning must include insulation resistance, continuity, and functional testing of power, lighting, and control systems. Deliverables include shop drawings, material submittals, method statements, as-built drawings, and O&M manuals. The contractor must perform all builder's works including openings, chasing, masonry, and finishing, and execute complete installations in the Generator Room, Tool Room, and Guard House/Security Room, with any additional related work to meet functional requirements within 5% of total cost to be borne by the vendor.
