DESCRIPTION OF WORK
Purpose/background
The purpose of this project is to locate, flag location, describe and catalogue all plumbing damage within the crawlspace, interior walls, interior plumbing fixtures and drains at the Twin Pines government housing facility. The Twin Pines facility is a single-wide mobile home, manufactured in 2002. This housing facility was subject to the November artic blast that affected the Gunnison, Colorado area for approximately two weeks. This cold snap resulted in a hard freeze of the entire Twin Pines housing unit.
This housing unit has one standard kitchen, that consists of a two basin sink with goose neck facet and spray wand. There is no dishwasher, and no waterline to the refrigerator. In addition, the trailer has two bathrooms; one standard bathroom and one specialty ADA bathroom. The standard bathroom consists of single basin sink with a standard single valve sink facet, one bathtub with shower fixture, and a standard porcelain toilet. There is no visible damage to the toilet in the standard bathroom. The specialty ADA bathroom consists of a single basin sink with a standard single valve sink facet, an ADA shower stall with ADA auxiliary wand and dual water values (standard shower valve and ADA accessible valve). The standard porcelain toilet shows visible damage (crack) to the reservoir tank. This housing facility does not have a laundry room.
There is no visible or known damage to the water heater. Prior emergency plumbing work has shut-off water to the facility from the main, repaired three copper pipe ruptures in the crawlspace area. With this initial work, water was not restored to the interior of the housing unit and at least two additional copper pipe rupture are present in the crawlspace that is preventing the interior space from being plumbed. Additional damage could be present within the interior however hydrostatic testing has not been possible within the known crawlspace copper pipe ruptures.
There is no known damage to drains, and P-Traps with visual inspection but they could be present.
Line Item 1 The contractor shall determine the full extent of plumbing damage both interior and within the crawlspace of the facility using the most efficient and reliable method. The contractor will provide the BLM with a detailed report that describes: the location of each damaged item, a description of the damage, and necessary action needed to repair damaged items. The contractor will also visibly mark and flag the damaged area, so it is easily visible.
Examples of suitable methods to locate plumbing damage include but are not limited to, Smoke Testing, Pneumatic pressure testing, endoscopic cameras and other advance plumbing methods.
Hydrostatic testing (wet testing) is not viable due to extent of damage preventing water from reaching the complete plumbing system.
Examples of reporting include but are not limited to; spread sheet lists with imbedded photos and unique item ID for each issue, a word document typed with descriptions of issue, recommended remedy, and location, each tiered to the unique item ID.
Examples of marking location include but are not limited to use of flagging tape, masking tape, hang tags. The marker used should be recorded with the unique item ID tiered to the comprehensive list.
See "Attachment 2 Pictures" for site photos of known damage.
