Statement of Work:
Contractor shall furnish all labor, materials, and supplies to demolish a greenhouse at Building 3 and install a window for U. S. Department of Agriculture, Agricultural Research Service, Coastal Plains Soil, Water, and Plant Research Center (CPSWPRC), 2611 West Lucas Street, Florence, SC 29501.
All work shall be completed in accordance with all local, state, and federal codes and regulations. All work shall also meet the requirements of the ARS Facilities and Design Standards (P&P 242.1). All work shall be accomplished in a professional manner and in accordance with good workmanship and acceptable practice. Contractor is responsible for inspecting the site and for determining the exact dimensions of the project. During work, contractor shall maintain a safe work area around the demolition site and clearly mark danger areas with cones and safety tape. All debris shall be removed from the site by the contractor and shall not be placed in the owner’s disposal areas.
Overview The greenhouse to be demolished is a 1960’s era research structure. The structure consists of metal supported glass walls and roof with masonry knee walls. The structure is connected to Building 3 via an enclosed alley house. The structure has a total footprint of approximately 1600 square feet and is divided into 2 growth rooms (700 ft2 each) and an alley house (200 ft2). The greenhouse has a masonry water sump (30 ft2 and approximately 28” below ground) which is connected to one side of the structure exterior (see figures 1 & 11). The masonry knee walls consist of concrete block with brick veneer approximately 3.5 ft. in height. One growth room and alley house of the structure has a continuous concrete slab floor while the other growth room has a split slab/gravel floor. The total area of the concrete flooring to be removed is approximately 200 ft2 and 900 ft2 will remain in place. Given the age of this structure, it is assumed that asbestos containing materials are present and will require abatement and proper disposal.
The contractor shall conduct an asbestos assessment on this building. Based on the results of the assessment, the contractor shall procure any required permits and perform appropriate disposal operations.
Demolition The contractor shall demolish and abate all glazing and greenhouse framing, remove and dispose of walls, roof, sump, piping, flooring (as described below), and any remaining equipment from partially removed evaporative cooling system. Most of the fans, lighting and radiators have been removed from the structure. The contractor shall leave intact the concrete slab of the alley house and South greenhouse and seal the floor drain in the slab. The North greenhouse concrete shall be removed from the joint that separates the two greenhouses. Slab to remain shall be left in usable condition by grinding down any protrusions (rebar, grout, etc.) level with the slab elevation. Pictures have been provided at the end of the SOW for reference.
The contractor shall terminate all greenhouse utilities (electrical conduit, water lines, etc.), which pass through an approximately 12” x 20” glass partition over the alley house door (See Figures 7, 8, & 9), immediately inside the interior wall of Building 3. Disconnect wiring at panel breakers.
Where removals leave holes and damaged surfaces exposed in the finished work, patch and repair these holes and damaged surfaces to match adjacent finished surfaces, using on-site materials when available. Finished surfaces of patched area shall be flush with the adjacent existing surface and shall match the existing adjacent surface as closely as possible as to texture and finish. Completely fill holes and depressions caused by previous physical damage or left as a result of removals in existing masonry walls to remain, with an approved masonry patching material, applied in accordance with the manufacturer's printed instructions.
Contractor shall backfill sump hole and fill, pack and grade disturbed areas with soil as needed to smooth it back into the surrounding landscape. The area shall be sloped to drain to ensure water does not puddle around the Building 3 foundation or onto the remaining slab. Contractor shall provide fill if needed to bring disturbed areas to grade. The contractor shall use Centipede grass seed and cover with straw to re-establish grass cover. The contractor shall take all steps necessary to prevent soil erosion from the site.
Window installation Contractor shall demolish the existing doorway between building 3 and the alley house/greenhouse and install a window and masonry wall to match the NE facing window on the western end of the building as closely as possible.
The new window unit shall be approximately 40”h x 75-1/2”w and positioned at the top of opening. The new window shall be a fixed unit. The proposed replacement window unit shall match the finish of the existing windows. The new window unit shall have a U-factor of ≤ 0.35, SHGC of ≤ 0.30 and Low-E. (note: the new window will be different from the example window mentioned since it will be fixed with different dimensions – but a similar installation in terms of closing opening. See figure 13.
